Looks like the view cone updates freed up some extra density for this proposal.
Now up on shapeyourcity. The big change is the commercial component being replaced with more strata residential. Tower design is the same save for an extra three floors and residential balconies for the new units in the lower levels.

In January 2025, Reliance met with Staff to discuss potentially replacing the office component and with
residential use while maintaining the original architectural design intent. In order to revise the proposal, City

Staff recommended Reliance withdraw the existing application and submit a new one, with the
understanding that the process would be expedited thereafter (e.g. no UDP required.).

Reliance withdrew the previous application in February 2025 and has since worked with the design team
over the past few months to prepare the revised proposal. We are now pleased to submit a new rezoning
application for an all-residential development at this site. The main proposed revisions are as follows:

1. Podium levels L2 to L6 – replace all office use with residential units + amenity spaces;
2. Tower mid-stack levels L9 to L13 – increased by 3 floors, i.e. L9 to L16;
3. Total number of occupied floors changes from 29 to 32 storeys;
4. Total number of residential units changes from 179 to 244 units;
5. There is no major change in architectural design; only balconies added for residential units;
6. Setback and tower separation maintained.

There are two policy deviations that Reliance seeks Planning’s advice and relaxation:

1. View Cone – there are existing buildings currently intruding into the lower left corner of view cone
B1. Our revised building “shoulder” will appear around the silhouette of the existing building
intrusion.

2. Shadow Studies – per our original Rezoning Application, we are seeking relaxation to the DODP
Section 4 Height of Buildings, based on detailed shadow studies, minimizing impacts on Davie
Village.

I'm pretty certain it was reported back in March, when the revised applications were submitted. That's when I updated the Changing City blog. There's no detailed render of the Hastings side, but the 40 storey tower is pretty substantial (seen here in elevation, from the blog post.

It’s hard to think of a worse location for a hotel than the old Army & Navy site other than Main and Hastings.

Just looked at the plans and there's three yoga mats for the exterior fitness area

This too in the application

The Four Seasons Hotel and Private Residences will be elsewhere, in a location across from multiple developers' flagship projects and surrounded by a number of heritage buildings on a major thoroughfare. The existing property is an established, lower end hotel and the owner is (somewhat) well known and currently holds a high profile public servant role. Someone who held this role in the past has a park named after him/her in the city.

The Reliance property will most likely be a Conrad

Was just re-reading the permit and I guess this will include some new housing for the non-profit in the heritage building next door if it's incorporated into the redevelopment like the building grades suggested. Or maybe some kind of alternatively funded housing closer to the new hospital if some specialized services get relocated there for AIDS/HIV patients?

When they bought the building in 1997 it cost $4 million to purchase/renovate it.

Great sleuthing!

That location is a bit removed from the CBD and a bit of a hike from shopping, but the high point of land will provide amazing views.
