Good, glad to see both of those developments get approval. This development is near me so I am excited to see it hopefully start moving in the near future.

I thought I'd mention here that Westdell intends to build the 17s building first, as soon as they can, as per the LFP article.

They don't intend on building the remaining two buildings for at least 5 years, which means that the existing commercial plaza will remain for at least a little while now.

A holding provision has been implemented for the site in order to ensure approval of the crash wall design.

Great infill, but is there some kind of law that states that all condo buildings have to look the same (design features, colors, etc,)? So generic.

Part of the rules, must be beige/grey and some blueish windows to pass.

That said these are decent looking, but I do agree it would be nice to see some more unique designs be that different materials or changing up the colors a bit.

The recent CMC mtgs with the parties as resulted in them scheduling the hearing date for May 2024 now.

As per an Ontario Land Tribunal decision from last week, Dementia Care withdrew its appeal, and the city and Westdell have reached an agreement regarding the number of affordable units in each of the three buildings.

Therefore, the zoning changes have now been approved by the OLT.

I still suspect Westdell's next residential project will be their proposal on Mornington Ave beside their Oxbury Mall. The location has the highest likelihood of success in terms of vacancy rate with demand from Fanshawe college students.

15 Capulet Walk

Westdell is proposing a 26-storey apartment building at the northwest corner of Oxford and Capulet, which is west of Wonderland. There is currently a small shopping plaza on the property (where The Captain's Boil is).

You can see from this thread that they received zoning approval a few years ago for three buildings on the property: a 17-storey building (in the same spot where this 26-storey one is now proposed) behind the existing plaza, as well as 18-storey and 21-storey buildings proposed to be built where the plaza currently is.

The site-map from this application shows that the existing plaza will remain, so I have no idea if Westdel intends to keep the heights of the other two buildings the same, or if they would decide to file another zoning application in the future to increase the heights when they decide to close the plaza down.... or maybe they will keep the plaza open for many more years to come.

Not surprised as Westdell is very much a commercial retail plaza developer. Would not be shocked to see them keep the retail plaza as long as they have tenants willing to lease space. Changing the proposal for this tower by increasing the height is a good idea and given they don't have to touch the existing plaza it may actually happen some day. Their many other residential proposals here in London and Windsor don't appear to be in any rush to start.

City planning staff is recommending that Council approve the zoning changes that would allow for a 26-storey apartment building.

I guess that ugly commercial building with the Captain's Wart is staying after all. Seems like a very narrow strip of land for such intensive development. I hope it goes forward, nonetheless.

What I don't understand is why they go through the trouble and cost of getting full site plan approval when they have so many unbuilt projects sitting around.

It's not clear to me that they have actually submitted a detailed site plan application for any of their proposals that they have received zoning for.

Zoning -> Detailed Site Plan -> Building Permits
