Falconwood and KensingtonRd

This has been approved. At 139 Kensington Rd, a five-storey, 41-unit apartment building will be started as the land is now rezoned as high-density residential. We should see work start soon.
Funny, there was a letter of opposition that was sent in against this, and it was from a person who was far from its impact on them. His letter was rejected.
It's about time the city/IRAC paid no attention to these opponents, as all they do is stall development for much needed housing.
This is another ugly SableArc design. I'm not at all sure what they are trying to achieve. Anyway, I hope they make some changes. Let's get it done!

167 Mt Edward Rd - 150 units

This city council voted unanimously in favour of rezoning a portion of Mount Edward Road from low to medium density to make way for a multi-phased project that wouks see 150 units in the area. Phase 1 is a 47-unit apartment building with underground parking

The trees and the abandoned home have since been demolished.

This nine-unit townhouse at 171-181 Kensington Rd has been approved.

This is the original rendering, which has since been updated to be less dense. It passed with a 6-4 vote.

Looks like this is a go. These plans for an unaddressed parcel on St. Martha’s Court includes two apartment buildings with 82 units in each, totalling 164 new rental homes.
There is no start date yet, but being that the developer is a quick starter, we may see site work start maybe this year.

Haviland Proposal Kickback, episode 159!!

I see an anonymous Admin of the 'News
on Proposed Developments in Charlottetown's 500 Lot Heritage Area' Facebook page, have put forth a petition to stop the latest Banks proposal of the Haviland. They stress the land, which is half a parking lot, to be turned into a park. I drive by the Connaught Square which is just around the corner, and most times it is empty. Go use that park!
It's obviously nothing to do with the park, it's just another protectionist attempt to stop development in the downtown. They never give up do they! People want to live downtown, these folks think it's all their own.

231 Richmond St



After much delay, this abandoned house has been finally torn down. There has been quite a fight, all brought about Andrea Battisan's IRAC appeals, which have been overturned. The permit was issued years ago and finally the land can be developed for a ten storey 160 unit.
Actually, it will remain empty for years because anything new will be contested.
Apparently the 500 lot is not meant for us common people to live in. Here is a quote from their website:

"231 Richmond Street - DEMOLISHED
~~~~~~~~~~~~~~~~~~~~~~~~~~

A report on the Reconsideration Request questioning the validity of the demolition permit and presenting a case that the 500 Lot Area of Charlottetown is still a designated Heritage Preservation Area is due to be presented at the August 5, 2025 Planning Board Meeting."

In other words, no new development, we live here, nothing changes. Funny thing about these people, they say nothing about dilapidated buildings outside the 500 lot. Anything new in their precious 500 lot, no way, it's ours, you can't live here!

It basically means fence and construction hut
placement, which was done before and then removed. Lots of NIMBY comments, and from all across Canada. The petition has over 118 signitures on it so far. The developer has an as-of-right to build here. So, let's do it!

Not quite correct.. City issued a permit for a new 3-unit building. It's under construction now.

New School in East Royalty

Its all a go! It's to be built next to the present LM Montgomery School. The land is soon to be prepped for construction. It is scheduled to be completed in late summer of 2028.

Not quite correct.. City issued a permit for a new 3-unit building. It's under construction now.
A piddly 3 units is out of scope of what I intended. That's what NIMBYS want, not what the city needs. With the new plan, any as-of-right owner can build a 4-unit in their backyard. That's nuts! And yet, they don't allow multi-unit taller buildings. Imagine your neighbours building 4-units in their backyards all over this city. What a mess!

When you go down a sidewalk and there is a wall of plywood, sometimes with a roof over the sidewalk, or when you walk through a mall and a closed store being renovated is all walled off, that's "hoarding".

New Stratford High School

The new school is coming along and will be a game changer as there will be less buses and traffic in Charlottetown and on the Hillsborough Bridge. Over 400 less students at Charlottetown Rural High school when this school opens. That's a lot less traffic in the city and on that bridge.

Stratford JCJ Apartments on Irving Dr

These JCJ Apartments on Irving Dr are ready for occupants. It is filling up fast. There is a second identical apartment being built next door.
It's elevator shaft and foundation are in place.
