There was talk not along ago that someone has seen plans for a takeout restaurant by BMO…Taco Bell, I believe. No idea if the working taking place now is related.

Also, there is work going on near the Superstore too.

They should redo the bus transfer hub at Royalty crossing. Really awful, especially for the regions main transit hub.

Agreed, it’s a busy one. An indoor waiting area with washrooms would be nice, maybe a private section for bus drivers to take their breaks. Something like Mumford Terminal in Halifax, obviously much smaller.

5 Proposals That Probably Won't Be Built

Here are five developments that have been proposed in the past that are on the the rocks or have been shelved for a later date. In other words, I wouldn't hold my breath.

#1

This 108-unit building will contain 48 micro-unit apartments. Proposed in 2020, it probably won't be a
go.



#2

Proposed way back six years ago, this latest rendering was released this year. If it took six years to get this far,
how long will it take to get shovels in the ground. I'd say it won't happen!

This 90 unit 6 storey apartment proposal at 600 North River Rd was approved for a height approval back in June 2023. Nothing is happening since and may be a scratch.

This 257 unit development at 503 University Ave was proposed last year but the developer is well known to drag its heels. A previous proposal at a different location was proposed to take over 20 years. That tells you something!! So, don't hold your breath on this one. Meanwhile, prime land goes to waste!

Porthouse development has been on and off again. This has been through the doors of IRAC so many times, I'm sure the hinges are worn off!! I doubt this will ever start because as soon as it does a NIMBY would throw a IRAC complaint in to stop it. It doesn't help when city hall is against this project, and yet, they let the 85 unit on Kent St to go ahead. There is and always has been a contentious relationship between the developer and city hall and this will probably kill it, if it hasn't already.

583 North River Road

Here it is, the long awaited rendering of 583. If SableArc continues with these stubbies, the density will have to go outside the city limits! Somebody tell these guys that we need to go up!!
My previous post shows what happens when developers try to go over four floors. There seems to be some invisible force that wants to contest the project and they get shelved! We all know what force(s) that is! This stupid city council and the NIMBYS! Soon there will be no land for anything.

Does anyone know what is going on at Mel's Petro-Can on St. Peter's Rd, as it looks like they are adding on to the building on one side and may be the other side. Also, I see a new building going up on Mount Edward Rd beside the old Do It Centre for United Rental. Does anyone know what will take over the United Rentals building on St. Peter's Road? I also see in Stratford, by the first roundabout, that when you come off the bridge looks like they are doing some work to the left? As well, are they going to be building a second Apartment building over by What's the Scoop, as it looks like an elevator shaft has gone up behind the building that is almost done.

The project went through city council, the report included a reference to a traffic study that compared the development to other Tim Horton’s locations. So, sounds like a Tim Hortons with a double lane drive thru.

Yes, the plan is for two side by side apartments at this location on Irving Ave.

Not sure, but it may be an ugly SableArc design. It's well off the road where no one can see it at least!

This has to be the ugliest apartment building I’ve ever seen. I remember seeing the designs. It’s on the waterfront, but they didn’t put a single window looking toward the water.

This 5 storey is moving along quite well. They may have it closed in before winter arrives.

PEI Affordable/senior Apartments

This is building #1, the second building has begun with workers putting in the foundation. Once that is done, the modules will arrive. We may see the other building up before Christmas, maybe!

Hilton on Capital Drive

This hotel is taking shape with workers on site even on Saturdays. It'll be a nice addition to the western gateway into Charlottetown.

Valley Crossing - 800 units

This has been approved and has begun. The access road is almost completed and work on street layout is underway. We should see the first units start in the coming months.
