I think the Air Force comes in because all of Joint Base SA is technically run by the Air Force, including the Army at Fort Sam. Now what a tower one block east of a similar scale existing tower could possibly have a vantage point on is anyone's guess. Almost everything on the east side of Fort Sam is residential. Maybe the Quadrangle, since I think the 5th Army is still officed there? But that's literally open to the public for tours with a pass. Also there's other tallish buildings around Grayson, like the 5 story office building at the top of Government Hill that literally looks right down at the Quadrangle. I'm guessing it's just a knee 🞵🞵🞵🞵 🞵🞵🞵 hand reaction from the Air Force that they hadn't really studied properly, if they actually cared about tall buildings around Fort Sam they'd work with COSA on a development buffer like they did around Camp Bullis.

From what I read, the proposed tower is slightly too tall and the top floors would have a direct line-of-sight to some officer housing.

It is fairly common for JBSA to comment on development applications for the various municipalities in the area, and they actually have a pretty solid planning staff. There is no enforcement mechanism for JBSA, they just merely make recommendations. That being said, the motivation to adhere to JBSA recommendations is that we don't want to adversely "impact the mission" or the military will shut down bases a la Kelly AFB.

Also..."knee 🞵🞵🞵🞵 🞵🞵🞵 hand reaction" is quite the expression.

So is the building canceled? Or just on hold?
Maybe they can do it 12 stories or 10? I hope it still happens.
I really like to see it built where greystreet wants to build those shops instead.

Literally my entire neighborhood has direct line of sight to officer housing lol, the computer I'm typing at has a view of probably dozens of sacred officer windows. In fact the Army just cut down a bunch of trees so now I have an even better view!

Is the issue a privacy thing? A security thing? A view for the officers thing?
(By the way, I support military officers and enlisted people; my dad was an officer in the Air Force.)

First thing I thought of was Jefferson bank which is 10(?) commercial stories high. 15 residential stories would still be taller but not by a great deal. There's also a fairly tall residential tower on the NE side of Fort Sam.

Otto's Ice House to open Tuesday at Pearl, offering a relaxed riverside retreat

By Paul Stephen, Staff Writer
SAEN
April 14, 2025

The Pearl is host to a slew of fancy restaurants and the celebrated Hotel Emma where you can routinely spot sharp-dressed guests out for a date night or big business meeting. Now, there's a place to kick your boots up and crack open a cold one, as well.

Otto's Ice House is set to open Tuesday on the opposite side of the River Walk from Pearl. The new bar and restaurant sits over the river with a grand view of the progress as Pearl rapidly expands westward, and is part of a plan to add several new restaurants and a hotel.

Chef and owner Levi Goode has created a relaxed space with a large indoor dining room and a sprawling backyard overlooking the river. The restaurant hosted a preview party over the weekend ahead of its Tuesday opening.

The space has a rustic-chic feel, decked out in wood and exposed brick. Sharp-eyed customers will delight in the large collection of vintage beer signs hung throughout the property. The backyard is shaded by several large oaks, and has a second bar to keep guests refreshed. A small stage will regularly host live music.

Otto's Ice House is named for Otto Koehler, who became president of Pearl Brewery in 1902. He would run it until his death in 1914 — when he was famously gunned down by a mistress. Koehler's wife, Emma, would take the helm at the brewery, championing it through Prohibition and into the modern era.

The menu at Otto's Ice House has a similarly casual feel, with refined takes on bar food staples from the James Beard Award-nominated Goode. Jumbo pretzels come with a boat of beer cheese. Nachos can be topped with a choice of proteins. A variety of tacos are served on handmade tortillas. Heartier fare includes burgers, sandwiches and a handful of larger entrees such as grilled redfish and pollo asados. They even serve a bowl of chili — a surprisingly rare find in a city with the nation's richest history with the dish.

Otto's Ice House, 111 Newell Ave, 726-215-6886, ottosicehouse.com. Hours: 11 a.m. to 10 p.m. Sunday through Wednesday, 11 a.m. to 11 p.m. Thursday, 11 a.m. to midnight Friday and Saturday.

Great infill. Wonder when the Perlen House will start construction. I hear there might be another development - maybe office/retail in the works next to the Perlen House.

I'm confused. Is that The Grove in Raul's photo, and The Perlen House will be another building about the same size on the other side of it (not visible in this photo)?

Under construction in the picture is "Cooper's Row - North". Just an additional 75 units or something like that.

The new hotel will be behind that.

New Crane at The Pearl

A crane has risen at The Pearl very close to The Cellars. Thinking it is for the new hotel to be built there.

It depends on what side of the river it's on. If it's on the Cellars side, then I'm not sure what it is. But if it's on the other side of the river, then yes it's the Perlen House (the new hotel).

I found some photos on Linkedin, of all places, showing the lot cleared as of July, 2025.

Would it be possible to post that second article? I don't live in SA and have a subscription to the local news.

Old Post as of 4 months ago. But good video overview of the western end of the Pearl. And start to the Perlen House!
