Does anyone have the site plan or do we just have renderings? Curious to see the footprint of the area.

As New York-based Related Cos. makes waves with its vision of a sky-high redevelopment along South Congress, one of its other major developments on the southern shore of Lady Bird Lake is one step closer to becoming a reality.

The site plan for Related’s One Lady Bird Lake, which will be at 151 S. First St. at the Hyatt Regency Austin parking lot just south of the river, was approved July 1. The project was first reported in late 2022 and was originally expected to break ground in late 2023 and be completed this year. Despite the delays, the recent site plan approval means that the project is still alive and could soon begin to rise.

The approved site plan states the 18-story, 200-foot-tall One Lady Bird Lake will be 507,567 square feet with 493,946 square feet of multifamily space, 10,415 square feet of restaurant space and 3,206 square feet of retail. The original vision was for it to be a 475,000-square-foot office building with ground-floor retail, but plans have changed since 2022.

A representative of Related declined to comment.

I'm a little disappointed that the excavator has been collecting dust. I'm beginning to think it was put there for the obligatory backround for a golden shovel groundbreaking.

Someone on X posted that it looked like the excavator started ripping up pavement. No picture - hope it's true.

Are we sure that this isn't just utility upgrades to prepare for the project rather than the start of construction? Seems to me they have a pile of pipes on site, but maybe they will do it at the same time.. I'm just curious.

I believe rerouting utilities for excavation would be considered site prep.

The parking lot pavement is being removed today. You can see it on this CCTV camera (until it changes position.)

Has the FAA made a determination or review or whatever for this one? I can’t seem to find any info on crane(s) or the tower itself.

I don't know. The new FAA site has made it too dificult if not impossible to search for anything more than 240 days old. I'm sure there's a way to do it, but I haven't tried to figure it out yet.
