Called Ironwood, the project includes a 42-storey concrete condo tower and a second six-storey concrete rental tower at Como Lake Road and North Road.

Now selling with an expected completion date of 2028, Ironwood will have 446 one-, two- and three-bedroom homes ranging from 485 to 1,612 square feet. Ironwood also includes 18 affordable rentals for single mothers and their children through a partnership with the YWCA Metro Vancouver and BC Housing.

Qualex-Landmark was able to move forward on the project by locking in construction pricing about 14 months ago, which is relatively early in the development process with its building contractor Axiom Builders, Beach said.

That is the best approach regardless of market conditions, Beach said. But with current headwinds and a slower condo pre-sale market, it allowed Qualex-Landmark to lock in its major costs and get ahead of the slower market with the sales program well in advance of tariff concerns and inflation risks related to construction.

He said the project, had the firm started the entire development process today, would likely not happen given market and economic conditions. The developer is building Ironwood on a site assembled from seven single-family homes.

Two things need to occur for more projects like this to move forward: construction costs need to ease, and buyer appetite needs to pick up, he said.

"We launched at a great time,” he said. “We've been on the market for . . . just under 10 months, and at the time that we launched, there weren't a lot of projects similar to ours for sale.”

Beach said the project is close to 50 per cent sales. "So yeah, we were able to get our financing — our construction financing commitment — and Axiom is clearing the land.”

Because it's the right combination of cheap and inoffensive compared to the alternatives? I'm not a fan either, but the vast majority of build forms in North America post WW2 are equally as bland, if not more so.

It looks like excavation has begun at the PCI site at 3006-3022 Spring Street next to Moody Centre.

Sorry I missed this! Nope, the line and stations will be owned by the Province.
Thanks! and can't wait for the new pedestrian overpass here, will be nice to go straight to Murray Street without going over the Klahanie connector, or back tracking over Moody St.

Yes, hopefully this project goes up quickly and without any holdups, it will be a big win for the city, the overpass like you say, plus the plaza by the station and a grocery store for Moody Centre will all be big improvements to the area.

Phase 1 is 328 non-market rental units, while phase 2 is 219 condos and phase 3 will be 154 market rentals.

Maybe I am just tired of over-articulated boxes, but the design of these buildings, with relatively clean lines and sloped roofs feels very refreshing to me, especially the market rate phase 2 courtyard building. Hopefully it looks good when finished, for now, I am optimistic.

thanks for the post. I have been watching this one as well. if we are lucky it will look and feel like some of the new SFU wood frame buildings that have a Scandinavian vibe to me.

Here's a quick shot of two projects nearing completion in Port Moody at the intersection of Clarke Road, Barnet Highway and St. John's St.

Marcon's 'Hue' (222 condos) is at the bottom of the hill at the corner, with a coloured (in various 'hues') glass balconies, while Bold's more generic 'Anchor' (162 condos in 2 separate buildings), is just up the hill.

They just launched a new fund with CIBC. Not sure if that includes any of their existing properties getting redeveloped.
