Yikes. Lag and Grassie is a brutal intersection currently. Adding another 350+ units on Grassie is only going to make things worse. Extending CPT to Plessis would probably help.

Unfortunately that rendering was the 2024 iteration, it has since been revised , the pond has been eliminated and replaced with parking and a central courtyard.
