- On May 1, 2025, the Developer, McGowan Russell Group Inc. on behalf of the Owner, Palliser Furniture (Canada) Corporation applied for a Fourth Extension of Time application and requested that the time limit to satisfy the Coming into Force provisions of By-law No. 56/2021 be extended to June 24, 2026 in order to complete the required registrations.

Description: The applicant plans to subdivide 7.53 acres of land into five lots, with Lot 1 rezoned to “RMU” Residential Mixed Use for a development featuring 414 residential units (276 assisted living, 138 independent living) and 18,998 sq. ft. of commercial space centred around a market square. Lots 2 and 3 will be rezoned to “PR1” Parks and Recreation, forming a 2.5-acre public reserve, while the remaining two lots retain “M1” zoning. The development includes 345 parking stalls (256 required by zoning), with 388 surface and 123 below-grade spaces, including 14 accessible and 4 van-accessible stalls. Access will be via three private roads, and 35 bicycle parking spaces (20 below grade) and a garbage enclosure in the underground parking area are also proposed.
