There's not even a clear path to walk from the residential to the grocery store next door, you have to cut through the lawns and ditches lol. I have no idea why they would design it like that. I fully expected that area to be car-centric but it's like they went out of their way to make it less walkable. It's brutal.

oh it's the biggest misuse of newly developed land I've ever seen. It's like they designed it so you specifically couldn't walk around it. It pisses me off. Hopefully one day they fill the parking lots with some density and make it a bit more urban. I doubt it though.

Reminds me of Bridgwater, where the supposed town centre is separated from almost all the SFHs by 80km/hr highways on each side. Crazy how badly walkability gets neglected in new developments in this city.

I am cautiously optimistic about the Sterling Lyon Area tbh, it does seem genuinely mixed use. I wonder if the residents will push for more walkability once the area gets fully built out. there is a senior's centre there if I recall correctly. Also curious to see how the outlet mall itself shakes out. Weird to build new big box retail space while that sector seems to be in its death throes.

Wasn't it a tank farm (oil storage)? I think they took it down when they extended Rte 90 to Bishop. I'm guessing oil by train was loaded there back in the day. CN Piggyback terminal was on the other side of Rte 90. With the cement plant, it was a very industrial area up until the late 80s early 90s.

Close, it was the Greater Winnipeg Gas/Centra Gas peaking site. At one time Propane/air was injected into the gas feed at the Winnipeg Gate to add more fuel to the distribution system when it was cold out.

Manitoba Hydro/Centra still have the Winnipeg Gate there to bring natural gas into the Winnipeg area but have been trying for years to sell off about 21 acres of excess land that the propane tanks were located on.

The last big thing on that land was the big horse show in the tent that came to Winnipeg a few years ato.

^ah, cool. Thanks for that. I just remember the tanks. Did not know anything about what they were used for. Hard to believe they can’t sell that land. Seems prime for some kind of development.

Maybe there are some prohibitive remediation costs since it was a petrochemical site.

As of May 2022 it was given a designation of NOT being a contaminated or impacted site by Sustainable Development Manitoba after remediation was done in 2006. So it is basically a clean development site.

In April 2023 there was an application to the city for subdivision into 4 different sized lots but I don't think any construction has come of that. I'm guessing with the area zoning (m3) it would have been subdivided looking at making warehouse or manufacturing buildings.

If anyone wants to see something that would be a great template for some of these Winnipeg developments, there is an area east of downtown Nantes, France which is perfect for some of these:

Yikes. Lag and Grassie is a brutal intersection currently. Adding another 350+ units on Grassie is only going to make things worse. Extending CPT to Plessis would probably help.
