As a N Broad believer and Temple alumnus, I hope to see them targeting BSL adjacent spots. They still have the most open development potential, some of the larger safety (or at least "vibes") issues to tackle, and are extremely well connected to all Temple campuses. Between the main and health science campuses there are some potential great rehab/reuse opportunities in old factories with great bones

TF Cornerstone takes ownership of Wanamaker building, sets timeline for residential conversion

Acquiring the top nine floors of mostly office space allows TF Cornerstone to move forward with its plan to convert floors six through 12 into approximately 600 loft-style apartments with ceiling heights of at least 16 feet. Floors four and five will remain as office, anchored by coworking operator Mindspace.

TF Cornerstone said it plans to begin construction in the first quarter of 2026 and expects the redevelopment will take two years.

I have faith in Fry but I'd love to see the campus close some streets to thru traffic. 13th could be closed from Norris to Montgomery to all traffic but university vehicles. Work to get kids living east of Broad as well.

Also they need to cut football or at least move to FCS or D2. Put every dollar they have into NIL for basketball.

Agree with you but I think Broad is problematic because it's a State road (611) and they need PENNDOT to bless and changes. I seem to recall similar comments when they wanted to beautify South Broad starting with a 1 block pilot (btw I guess that's dead??)

They should've built the football stadium a decade ago and maybe we'd have a decent program. It would be so cool for the area and I know it would suck for like 6 days a year with all the students but man it would've been great for Temple.

I also think people need to realize Temple building on Broad is a good thing for the neighborhood. I know people enjoy being NIMBYs about everything Temple does but the more students living on Broad means the less students living in the neighborhoods Temple has been gentrifying.

Major news in the new city budget. Finally some long needed reduction/elimination of the BIRT business tax in the city.

Reduction of the gross receipts part of the BIRT tax annually until a complete elimination in 2039?

Reduction of the net income part of the BIRT tax annually to 2.8% in 2039?

Reduction of the wage tax to 3.7% by 2029 for residents and 3.39% for non-residents.

This is great stuff!

More residential is fine, but this would make for a really nice hotel, especially since the hotel proposal at 3rd & Walnut is dead.

Not sure if its been shared, but TF Cornerstone is teaming up with Alterra for the Wanamaker Building project. This is a really exciting project for Market East.

Perhaps a Wegmans could fill some of the retail space??

Wegmans. Don't even JOKE about that. They have been dipping into the smaller urban locals lately. That would KILL in that location.

This will be massive for that stretch. I wonder what they will price those lofts at?

1001 south broad is 80% leased and looking at starting next phase:

^^^ Didn't they just remove the eternal crane for the next phase of Piazza Alta? Hope the next phase is as nice as the previous ones because that is one beautiful development!
