Smile YXE Arrivals Renovation and Expansion

The Saskatoon Airport has unveiled renderings for a major arrivals hall renovation, promising a "much warmer environment." Expect a larger entrance, a new information desk, and upgraded escalators to enhance your airport experience. Construction is set to transform the space into a welcoming hub.

Construction to be completed in 2026.

So here's why I was wanting to post these photos. This is a site in the old part of Warman (South Railway Street East). It appears to be the parkade for what is likely to be a multi-unit residential building. My first thought was Baydo, but there's no signage of any type on site, so I don't think it's them.

I've never seen a forming system quite like this one. It appears to be a light gauge steel forming system that gets bolted together, left in place after the concrete is poured, and then spray-foamed prior to backfilling. The other really odd thing is the plastic piping extending from the top of the concrete. Looks similar to pex pipe. I have no idea what it's for.
That's a crap load of steel. I cannot see how that is practical for a residential building. Maybe it is an industrial building.

I'm usually in the area once per month, and passed by yesterday. Super impressed to see the building go from main floor concrete to six floors of framing in four weeks!

Puts Baydo to shame. Hoping to see many more of these midrises around the city as the new Housing Accelerator initiatives/zoning changes start to kick in.

Saskatoon's Prairie Lily is announcing they will have to cancel their 'final season' (they still haven't found a buyer as they are retiring) due to low water levels and questionable water management. It would be a shame to our city to lose the Prairie Lily not to mention other concerns with low water for events, boating etc

Baydo Flats in Stonebridge (125 and 1015 Stonebridge Common) has been listed for sale by Colliers. Really hope this doesn't signal financial issues that may impact completion of their ongoing builds.

allSaskatchewan is reporting this morning that Westcliff Properties is preparing to demolish the Extra Foods store on Broadway, and is hoping to have shovels in the ground in July for a new 14 storey apartment with 124 units, main floor commercial, and structured parking.

Great news! I am not familiar with Westcliffe, so hopefully they will build something attractive and that fits in with the vibe of Broadway!

They're the folks behind 639 Main and The Hadley (currently under construction). High-quality, well-reviewed work from what I can see. And 639 Main certainly fits the area. This new one should be a couple floors higher, and a bit chunkier to fit 20 more apartments than 639.

639 Main:

Nice to see a developer with a record of actually building their projects moving forward on this key piece of land! Now do downtown, Westcliff!

Thanks. I also saw that a couple of the ground level retail spaces in 639 Main have been leased. Good to see commercial space being activated!

Speaking of which....does ANYONE know what is up with the old Burning Beard space on Broadway. If feels like it has been vacant since pre-covid. I cannot believe that it has not been leased out!

There is a significant amount of multiple unit construction happening west of South Costco. I know it is not as exciting as high-rise builds, but it looks to be a pretty good amount of housing going up....much needed in Saskatoon.
It also looks like the land is being prepped North of Costco for further development.
I am not a photo taker, but maybe someone could take a snap of all those apartment/condos for those that don't venture Costco South way.

Great to hear about the new WestCliff build! Love seeing a former pro athlete return home and invest so much in the community. Hoping for another success!

Saskatoon’s new Broadway building needs tenant before construction can continue

By Laura Woodward
CTV News
May 14, 2025

A Saskatoon developer is looking for a new lead tenant to continue construction on a proposed seven-storey office building, overlooking the South Saskatchewan River.

Construction at 509 12th Street is on-hold after the original tenant backed out, according to Modus Ventures Corp.

The Broadway office development won’t move forward until a new anchor tenant to occupy the professional office space is found.

Agreed! And so great to see another building that will increase density in the Broadway area.

Does anyone have any updates on what's happening with the lot on Broadway and 8th? There was a proposal for a 4-5 story (I think?) condo/apartment building there, hopefully this one is still on the books...

Great news on Extra Foods building being sold!
I've just landed back in the 306 for the summer and was just going on here to post if anyone had updates about that space.
I also noticed some nice to places finally leased out (ex. Wanuskawin Collective) and also the same painted decals up with the Burning Beard location and surprised it's still sitting empty. But nice addition of 5 Corners Cafe taking over from the previous Broadway Roastery. And they've started to dig up the land finally next door. Curious what effect the Broadway closure will have on businesses and life on Broadway.

2nd Ave is starting to look more full down by Earl's and the new Best Western Additions. The old TD location downtown and some other big spots are still vacant though...

From a two-year-old CTV article:

"The project along 528 Eighth St., 100-1122 Broadway Ave. and 529 Seventh St. will have two towers connected by a central lobby, with 90 residential units above a ground-floor commercial space, and 139 parking stalls with Saska Land Development Holdings Corp. hoping to start construction by the end of 2024 or early 2025...Construction is expected to be completed in 2026."

https://www.ctvnews.ca/saskatoon/article...-development-at-broadway-and-8th-street/

So not really an update, but I also don't think this is necessarily too far behind its original schedule. Would change this corner with a good infusion of population, shops, and density.

River Landing Parcel G

Take a look at what I just stumbled upon. SO cool... A quick google shows that this concept for Parcel G at River Landing was created for Sparrow Hawk Developments, the economic development arm of Peepeekisis Cree Nation, which apparently owns Temple Gardens in Moose Jaw.

https://m-rad.com/project/bridge-of-time/

This seems a bit pie-in-the-sky, but wow... would it be incredible if something even similar materializes there.

Thanks! I wasn't sure if I missed anything... hopefully this isn't totally on ice.

Falcon

...and another by the same architect! This one says it's a 'schematic design' and doesn't list a developer... but WOW.

https://m-rad.com/project/falcon/

A little digging shows Meridian Developments as a client listed on the architect's homepage... which would make sense due to Escala next door. These lots have been zoned for multi-unit residential for a while and currently have 4-5 run-down character homes on them.

The CEO of this firm looks to be a once-local guy called Matthew Rosenberg, currently heading this firm out of LA. Instagram post about the previous Parcel G renderings have him saying he's excited to bring his designs home to Saskatoon, so maybe they're more than conceptual?
