Thanks for the pictures. I think they're doing it in a similar way - build the concrete core first, then the mass timber structure around the core, floor by floor. (On Beatty they had to tie the existing brick building into the new core before they could add the wooden floors above).

The Hive on Clark Drive / Great Northern Way did it differently, because although it's also mass timber, that doesn't have a concrete core in the same way.

I think Brock Commons at UBC was also built with concrete core first.

BCIT was steel core, I think.

Explains the meetings councillors had at the end of last year for the HBC Parkade project update (prior to the Dunsmuir Hotel issues).

Well I at least hope phase 1 is the hotel, but by the time the residential gets permits there might be demand at the prices they'll be asking.

No, phase 1 is the condo towers (and the DTES non-market tower as CAC/Dunsmuir House replacement). They're not actually proposing to build the required commercial space for the site in the first phase (except some modest retail and restaurant space in the podium). After what happened at Little Mountain, and with Dunsmuir House, I'm not sure I'd accept their promise for a future hotel.

And yes, this needs its own thread.

OMG phase 1 is the condo they want to start building by 2030?! Bold

Also bold to think they'll get a Public Hearing by the end of the year it seems they're saying.

Also bold they expect excavation permits by 2030 - or is this a compliant application?

It looks like it. There's a covenant on title requiring the spaces that was written when HBC sold the parkade to Holborn (over 20 years ago). I assume that even with the demise of HBC, the requirement doesn't change. Ironically, with the removal of any parking minimum requirements from the City, they could provide as much or as little as they chose, in other circumstances.
