Rents wouldn't be high, because rents are a function of house prices.
Rent prices
lag house prices. If house prices rise, homeowners are chased out of the ownership market, opting to rent, driving up rent prices. Additionally, higher capital costs for landlords mean they increase rents. This doesn't happen instantly with a rise in house prices. It lags. In years. Due to 1yr leases, rent controls, and the slow moving nature of the RE market.
We don't want renters. We want people to own their own homes (should they choose to).
