Could very well be.

I am quite optimistic that both St. Bernard Place and the Infinity Tower will get underway next year. I also think that once the rubber stamp is given that the Gateway Towers will start next year too (later this year if you include site prep).

I am somewhat more sanguine about the Downing/Ashford project however. Maybe we'll see renderings next year, but shovels will not appear in the ground before 2026 (at the earliest). There are two principle reasons for this; (1) necessary infrastructure needs to be completed first, and, (2) there is a governmental component to the project (city market, convention space and possibly an art gallery). Anytime a project is beholding on governmental funding and participation, it doubles the time frame required for completion.

There's a couple heavy machinery on site this evening. Couldn't make them out well as the opposing lanes are full of cars

Bump.

I generally don't bump threads that have fallen off the bottom of the page, but, Infinity is an important proposal, and I have high hopes we will see a start on this project within the next six months.

As such, I intend to keep this thread on the front page until at least September in the hopes that new updates will be forthcoming.

I believe the delay was just that they were re-engineering the building to hold its own weight after they did soil tests. If Icon development in Riverview is any indication, they should get started in the spring.

Icon also owns the block between dominion, Gordon & high streets. I wonder what plans they might have for this property.

It is interesting this property remains vacant, especially when you see how many nearby apartment buildings have been constructed in the last five years.

I imagine it probably just has a lower priority for ICON, given their White Pine project in Riverview and Infinity on East Main.

Looking at the PAOL site, that one lot includes the apartment building at 25 Dominion Street. I believe that Valmond Robichaud used to own it. I seem to remember that there were plans for a 2nd similar building on this lot. It would be an excellent downtown location; walking distance to the Avenir Center, Sobeys etc.

I also recall Valmond having plans for a hotel on the Harper Lane property.

That cost is WAY lower then the original from the 1st post of ~70 M. Is this perhaps for another building?

Yes, it could be.

The trouble with Canada Construct Connect is that the information published is rudimentary, and not frequently updated. This card may not be entirely factual, or could be incomplete.

Even if the information is accurate, we have no way of knowing if it refers to Infinity or some other aspirational project like St. Bernard Place.

You could build something quite a bit larger than 25 Dominion's 4 floors on that lot, now. It's a nice looking building (no idea why I assumed it wasn't, must have been that green roof in the overhead view) but could be complimented by a 5-6 storey neighbour with ground floor commercial along High.

Re: Harper's Lane, you gotta wonder if the construction of Infinity would justify connecting it to the Wheeler ramps via the gap between Staples and Superstore, and realigning the western end to meet Medjuck St.

Absolutely that lot could handle a larger building. The housing demand is strong with no sign of slowing down, so when they do decide to proceed, I can see ICON going taller. Like I mentioned, it's a great location in-that you can easily walk to Main Street. I don't know about ground floor commercial though. I think I'd go all residential.

Interesting idea about a new east-west Harper connection. Looking at the map, it seems like a natural idea. It could take a bit of pressure off of Main Street which can get congested in this area.

Overall, I think we're better off with both these properties now in the hands of ICON.

I posted an image that I made on this forum around 2011 with that suggestion and what that could look like. A very slight realignment would make this easy. Of course the greatest benefit is coming off Wheeler and bypassing a busy section of Main Street more than anything else. But it would help with some of the flow and even accessing the bottom end of St-George area through this method rather than clogging up the Wheeler/Botsford Intersection even more.

Icon is finishing the top of their second building, but they haven't begun any site prep for the third one yet. I imagine they're waiting for the ground to thaw before starting work on the Infinity site. The first building was on its fourth floor when construction on the second building began. It seems the assembly line was paused to focus on the Infinity project for now.

Time will tell, but you could be right. They could start Infinity next, then circle back and do the 3rd building in Riverview later. It's been impressive how fast they've been progressing with the Riverview project so far.

I'm also looking forward to their new web site that is supposed to launch next month. Should be interesting.

Icon has a potential problem on their Infinity site.. the pilings are sinking as the ground is quite silty.. prepare for significant delay.

Could you let us know where this info comes from? I thought the pilings were driven down to bedrock, but I don't really know enough about that.

I know they haven't yet started the 3rd building at their Riverview project - I thought they might start Infinity instead, and do Riverview Three afterwards. They've really done an impressive job so far in Riverview.
