From what I saw in a draft ordinance early in 2024, there will be no height limits in the central part of WC where the 300' limit currently exists. There will then be a step down in heights from the central area like there is now for the rest of WC.

Without height limits, the full potential of West Campus will be unleashed. Supertall student housing towers - who says no? Let's see if we can fit the entire student body of UT into one skyscraper.

I shudder at the thought of the rent for a 4-bed 4-bath on the 100th floor.

This may allow WC to finally move beyond student housing only. Unsure if it ever would, but the increased height and density may invite more affordable options closer to downtown.

The only way to make the financials work in a way that would not permanently ruin the beauty of the skyline (at least when we’re talking 600’+) is to incorporate high dollar units on the upper floors. West Campus is never going to have a market for those units. Well, unless rich UT parents are willing to shell out for “investment” condos they can only sell to another set of future rich UT parents. Anybody sinking money for their kid into a 10k/month apartment is… stupid.

Ergo, we’re likely to see at least one or two incredibly value engineered and tasteless 600’+ buildings.

that would be useful. Then perhaps more services ( groceries ) would either that maker. As it is... .it's mostly still seasonal.
