Telling them to build around it I can assure you Concord will sit on the land for another 30 years and resubmitting new ideas for the land if it means waiting for the city to do it for them.
There's over a quarter of a billion dollars in investment potential there and a hundred grand every five years for fancy drawings is a drop in the bucket.

I think Concord know they will end up being the ones paying the bill through Vancouver's CAC or other contributions. Coupled with the current uncertain economic climate, perhaps that's why they are seeking a much higher density for the development.

Peter Webb, Concord’s senior vice-president of development, said the company is about to embark on the enquiry stage with the city’s planning staff over its “Concord Landing” plan for the area.

Webb anticipated talks with the city’s planning staff would eventually lead to a rezoning application and process that could take two to three years before breaking any ground on the development.

“The reality is the viaducts would then need to come down, a new road pattern established the network in place, and then we could develop the properties that are generated from the new layout,” he said, adding that he believed the viaducts could be demolished within the next five years.

“However, any potential development of these lands is likely several years away due to several factors, including integration with the City of Vancouver's redesign of the Georgia viaduct ramp, consideration for BC Place access and operations, and meaningful consultation with First Nations.”

PavCo noted the lands will also be used for the staging and execution of Vancouver's seven FIFA World Cup 2026 matches.

“We are not anticipating that any further major developments will occur with the Northeast False Creek area until after that time,” the Crown corporation said.

this was talked about on the radio today, one caller was against the city paying for the removal of the viaducts and said let Concord pay for it themselves, the other caller I heard said don't build more condos for non-locals and make it an outdoor events venue instead. (LOL)

This really reminds me of the Master Plan for the Battersea Power Station redevelopment that opened in London recently.

I went by to visit it this summer, and the scale of change on the waterfront there is immense. The central building itself is probably the size of BC place, and has been converted to a gigantic high-end shopping mall, but the land around it is condos, waterfront retail, huge parks facing the Thames, and social spaces (while I was there they had giant screens playing the Olympics and fun interactive participation games).

Here is the Master Planner showing his vision. Tell me this isn't the inspiration of this Concord Place!

Is part of the building being used for a nightclub? Last time I was in there was for the House of Vans tour in 2019

The old Casino space that has a lot of glass was shelter space during COVID I believe. I think it has been empty for some time.

The old casino space has been rebranded as the Harbour Event and Conference Centre. There are gigs booked at least every week. It gets poor reviews for the arrangement of the space.

The western wing was demolished a few years ago, and that's where the first phase of development has been approved. As noted above, they might be rethinking their design, in light of the viewcone changes, or it might just be a bad time to try to sell a lot of condos into a soft market. If they wait too long they will be competing with Concord, which will be tougher.

The eastern wing still has the large sports physio centre, that has been there for years. There's a revolving door of nightclub operations in the rest of that wing, Rage, Plush, Gossip. It's now rebranded as Enso Event Centre, and there are a couple of gigs booked so far this year.

Are we talking about the same spot? It seems like a dump last time I was inside and I never see activity around it. Granted I'm not around often.

Yes. (The address looks right, and you see the odd truck loading gear in, but nothing starts before 10pm). You're getting old!

Also of note is to remind the public (whether this be the City or the groups themselves) that Concord going forward allows the projects around Main Street to go forward as well (Hogans Alley).

Now... I cannot recall their funding and timeline / execution, but hearing them again on the radio this morning was a great reminder this isn't just a Concord win.

Hogan's Alley Society have been gifted the Creekside building that BC Housing bought from Bonnis on the north east corner of Main and Union. I wonder if another project on the south side of the street would get more funding for additional non-market housing for their group?

Battersea in London was built by a Malaysian consortium. This is a little similar to what is happening to Yaletown and Falsecreek area using Asian funds, including the Plaza of Nations property belonging to a Singaporean developer. However, the difference is that Asian money is a little more reluctant to enter this City than in the past.

Significantly larger than the previous 2018 rezoning application concept, the 2025 concept for Concord Landing features 12 buildings, including landmark “Gateway” towers at the future extended southern end of West Georgia Street, meeting with Pacific Boulevard.

Webb told Daily Hive Urbanized today that both of these Gateway towers would become Vancouver’s new tallest buildings, each reaching a height of 65 storeys. The very precise numerical height (ft/metres) is still being hammered out, but it will exceed the height of the 659-foot-tall Living Shangri-La tower, which has been the city’s tallest building since the late 2000s. The two towers are separated by a major waterfront public plaza and frame views of Science World’s iconic dome when viewed from West Georgia Street.
