Never been a big fan of tearing down the viaducts (actually been happy with the delay, getting at least a few more years of use out of infrastructure) and always thought that the removal of one and the retention of the other was a better path, but… if they actually end up moving forward with a 65 story + tower or two… they could win me over. If they are goi no to go for 50, may as well go for a true tallest landmark tower on the downtown peninsula.

The ground conditions are horrible there, and parking and transit are poor too. The parking lot for the Pacific Coliseum might work, but there probably couldn't be any concerts while the Cirque was using the site.

Maybe where the Richmond Night Market is? I don't think they'll develop in the next 20-30 years at this rate. Larwill Park I guess has enough space as well.

Agreed. Might as well go for something really transformational in the area if we're losing the viaducts for it.

Regarding Cirque... who cares. They'll always find somewhere.

And? It's prime waterfront space, and the vast majority of the time it's a surface parking lot, if that. Sometimes it's locked off with literally nothing there. These events will find other places.

I mean, they're only really using this parking lot because the owner has left it as such and it's available to lease. Once a portion of this area gets turned into a park, I can see the park space being sued in a similar fashion to the PNE grounds for Craft Beer Fest / other large outdoor events. Bonus is the park will be City-owned land and have a better "touch the water" design than we have now. All of the events you mention could take place in a City park.

I've only attended Cirque in other cities inside an arena.

For most of these the large oval fields in the park plan could probably suffice.

For Cirque, if Vanier or PNE don't work out there's plenty of yet-to-be-developed parcels in Surrey Central that they could rent from a developer similar to their current setup.

I think that was the intent. They're also the perfect size for outdoor movie nights and small concerts like the VSO pop-ups.
