We get these announcements every year post Christmas, and people always overreact. You are surely correct and there are businesses waiting to set up in all of the regions malls. This is the natural cycle of retail spaces.

Gear up for Christmas shopping -----> Christmas shopping boom ----> Reevaluate financial position post Christmas-------> Make adjustments (creditor protection, physical store relocations, rebrand)-------> Settle into new norm, and begin Christmas planning.

Cleo and Ricki's is being sold to Putman Investments, (Toys R Us owner), who recently bought Northern Reflections. Only certain locations are being saved.

Bootlegger is being sold to Warehouse One which is only keeping at least 25 existing locations open.

Just did a spin through Regent mall.
The hairdresser on the corner is still completely empty without any sign of activity. I half think the mall may have hoped Walmart would have taken that spot off their hands.

Cleo, Rikki and Bootlegger all have Store Closing signs, so even though the chains may be saved, it doesn't seem these locations were spared (unlike Stokes which is open business as usual, but its shelves are still a bit sparse).

And speaking of sparse shelves, TRU is still looking rather light. I saw a couple of aisles completely empty, and more where the bottom shelf was bare. They spread the Legos through the old electronics section to try and make it look fuller but it still seems quite bare.

Other than the spots that are about to open up, the only other empty spots are where FoSoYo? moved from. They took the old collectables shop's spot next to Bently's and so there's a high traffic slot available next to Hot Topic. I doubt that will stay empty too long.

Maybe we can get a Mall of Not America in New Brunswick.
A big mall where only non American goods are sold.

Seriously tho, does NB have even a single "big" mall yet?

Is Moncton's mall even twice the size of Saint John's yet?
McAllister Place is positively tiny, so I'd hope so.

When will Moncton get a UNIQLO to compete with H&M?
NB really needs a UNIQLO.

The Target takeover of Zellers leases was the worst thing that ever happened to Canadian retail. Giant Tiger is doing an admirable job trying to pick up the slack, but they just aren’t as big.

Booster Juice at McAllister Place has closed down as of yesterday February 19th 2025. Chatter suggests corporate came in and shut it down.

Now this just leaves one location left in the city, up the street at East Point Shopping Centre. Interesting timing for them to close not too long after Freshly Squeezed re-opened around the corner from them.

It's been awhile. Just some recent updates for the big 3 malls that I can remember lol, (feel free to add any info I missed mentioning):

- Lovisa is opening soon at Regent Mall, job listings now online. (I could see the other two malls also land this retailer eventually).

- Martin Max has recently opened at McAllister Place, (former Coles spot).

- Neo Financial, (credit cards), has recently opened kiosks at McAllister Place and Regent Mall.

- Samuel & Co. is opening soon at Regent Mall.

- Tresselle has recently opened at Champlain Place.

- Fairweather appears to be returning to Champlain Place, job listings now online.

- Calendar Club is opening soon in October at all three malls. Regent and Champlain is both kiosks opening Oct.14th, McAllister is a storefront at their usual spot next to Just Cozy and Footlocker. Opening earlier than the other two NB locations on Oct.9th.

- Toys R Us is still open at McAllister Place and undergoing their "store closing" sales. Regent Mall location is so far still the only surviving store in NB.

- Continental has recently opened at Regent Mall.

- Bootlegger at Regent Mall has recently rebranded to Warehouse One.

- Spirit Halloween is opening soon at Champlain Place.

- U Design has recently closed at Champlain Place.


CRU Productivity Numbers For May 2025:

- McAllister Place: $559

- Regent Mall: $797

- Champlain Place: ? (Numbers are no longer being updated online since Westcliff bought the mall).


Number of vacant units:

- McAllister Place: 5 units (+ 1 food court spot). So in total around 6 units inside the mall. *Note Toys R Us is closing and RBC is planned to relocate to East Point Shopping Centre up the hill. Also it's unknown what the fate will be with Claire's stores across Canada given the recent creditor protection filing. So unless these spots are already lined up with new tenants, these spots will be added to the total.

- Regent Mall: 1

- Champlain Place: around 12 to 13 I believe. *Note that there is chatter the former Toys R Us is under negotiations for a new tenant. And the former Shoppers is only temporarily leased to Spirit Halloween at the moment.

Update: Looks like Regent Mall is currently the top performing mall in NB in terms of "sales per square foot".

According to someone who works for Primaris, Regent Mall is currently sitting at $801. McAllister Place is $556. Westcliff's website currently lists Champlain Place at $792.

Makes sense for Regent. Around 100% occupied, and pretty busy foot traffic.

Regent Mall is now 100% occupied. The last remaining unit has now been leased.

Regent Mall is doing very well, fully leased up and top performing in NB for sales per square foot. Great work to the team with Primaris Reit.

It was a matter of time... Toys R Us at Regent Mall is now closing down. Store closing signage has gone up. Curious if Clement is planning to open 2 more NB locations and will take over the Toys R Us spaces in McAllister and Regent like they did in Champlain?

I suspect they may see how it goes in Moncton first. Being a Quebec chain that makes sense. It appears to be a much cheaper version of Simons so that might work in NB, but its also a completely unknown brand.

NB's last remaining Toys R Us store is now permanently closed at Regent Mall in Fredericton.

Rumour is that Clement will soon be announcing a new store in the former TRU at McAllister Place.

If so, I would imagine one will soon follow at Regent Mall in Freddy too.

This would place this chain at all three big NB malls.

The Body Shop in McAllister Place is now a permanent location again, no longer a pop-up shop. The assistant store manager has confirmed. I'm sure the Champlain Place one is now permanent too.

Regent's still nipping at its toes though. And Regent now has the big TRU space to fill. That will probably be a damper on numbers for Q1 and Q2 '26, but if it can get Clement like we're suspecting, that will likely goose their numbers up decently. The rest of the mall seems to be doing quite well with few/no empty spaces otherwise.
