That's definitely a fantasy by someone using AI which is why no specific Austin location is used. The info at the link states that it is a Grok (X's AI) creation.

802 West Ave

I have nothing to confirm this is indeed proposed for Austin, but the address 802 West Ave on street view matches up too well. The site is currently a parking lot.

There are no permits for 802 West Ave. other than one for a tree removal. That one permit does say 802, 804 and 806 West are one property which makes the site large enough for a project like the rendering. There are no permits filed for 804 and 806 West. There's a ground lease listing for those three addresses:

I'm guessing that rendering is a vision for the property. But zoning allows for 90' building heights, and the rendering is around 100'. But renderings are not always accurate representations.

EDIT: Another listing says the property is no longer available.

I lived one street over. The 'house' next door (800 West Ave) isn't totally out of context. They changed the look to make it seem residential, but where it is placed and the parking for it matches up perfectly. They even added the bushes that divide it from 716 West Ave, just out of view on the left.

With that, 802-806 West Ave being tied together and the elevation change as you head north up West Ave has me confident something is on the table here. It’s just in the very early stages.

Been seeing a lot of "Old 6th" signage up on dirty as of late.

One of my friends was also invited to a private showcasing last night and got a pamphlet. I'll try to get my hands on one

Talked with them recently. March is the plan. They just closed on the land and construction funding is in place.

Area Between the MACC and The Shore Condo

In the Rainey District, there's some visible construction directly in between the Mexican American Cultural Center and the Shore Condominium. Not the pocket park work in between the MACC and 70 Rainey, but the area right in between the ESB-MACC and The Shore. Is that part of the MACC Phase 2 Expansion or is something else going up there?

The MACC expansion and the Waller Creek project are the only projects in that area. There are no buildings going up around there.
