One of my friends was also invited to a private showcasing last night and got a pamphlet. I'll try to get my hands on one

Talked with them recently. March is the plan. They just closed on the land and construction funding is in place.

Area Between the MACC and The Shore Condo

In the Rainey District, there's some visible construction directly in between the Mexican American Cultural Center and the Shore Condominium. Not the pocket park work in between the MACC and 70 Rainey, but the area right in between the ESB-MACC and The Shore. Is that part of the MACC Phase 2 Expansion or is something else going up there?

The MACC expansion and the Waller Creek project are the only projects in that area. There are no buildings going up around there.

[from Austin Business Journal]

The 6th & Walsh project would consist of retail, restaurant and multifamily units with below-grade parking, according to the site plan application. A total of 168 multifamily units of unspecified square footage would be included, along with about 21,000 square feet of retail space.

Boy, that dark green does wonders for 600 Congress. A massive improvement over 80s brown.

I believe you could just be seeing the staging area for the MACC expansion's construction crews, which is in the MACC's parking lot and sits right between the building itself and the Shore Condos.

Beyond that it could be any number of things within 100-ish yards though all of the projects are accounted for on different posts here:

1. The MACC Expansion (IIRC, the ETA is end of 2025)

2. The Travis (ETA is likely 6-ish months)

3. Waller Creek updates (IIRC, ETA is Q4 2025)

There's also Paseo and the Waterline, though both aren't really touching the MACC. Either way and to the best of my knowledge, all of the Rainey area construction projects will be finished by the end of this year with the exception of any ancillary impacts from I-35 expansion, project connect, or the convention center expansion.

Although 422 Congress was cancelled, MDG is still brewing new development for Downtown:

Downtown Austin, TX

MDG is in the process of co-developing an AC/Moxy hotel with HRI Hospitality in downtown Austin, TX. Plans include a 390-room hotel with flexible meeting space in an 18-story building. A prominent national operator will operate a restaurant on the first floor.

That's a big downsizing from 35 to 40-stories to 18.

^ The Travis has a second tower (dream) at some point in the (distant) future. So that could be more infill - if not a substantial tower down the road.
