Seriously though. There's a bazillion car parking lot across the street. They don't own either parking lot. So make a deal. I get theyre probably pissed about the situation. But that's what happens when you don't own the property.

I'm under standing this correctly, right? Granite doesn't own the land? City assessment show the parking lot, club, and beer can area all as one property. That parking lot is also not very big.

People who curl at the Granite are allowed to park at GWL outside of work hours. Which is when people curl.

This is only speculation as I am not part of the Granite Curling club, but my cynical guess is that the notion of "affordable" housing has raised fears about people they consider "undesirables" living next door to their club. The parking lot is their excuse.

Perhaps, there are no guarantees of people's behaviour. "Affordable" doesn't automatically mean "addicts" or "criminals". It's going to depend on how well it's maintained and the residents are supported. We don't usually hear much in the media about affordable housing units where nothing terrible happens.

I'm pretty sure this is an example of confirmation bias.

Yes. I guess the river ice and winters in general are becoming to unpredictable to guarantee the requirements of a restaurant on the ice.

From City of Winnipeg Zoning - Re-701 Ellice:

The applicant intends to establish a mixed use building with commercial on the ground floor and a combination of hotel rooms and residential units on upper floors.

Floor 1 will contain 2 retail units.

Floors 2-4 will contain 36 hotel rooms.

Floors 5-6 will contain 14 residential units.

The hotel will be digitally managed, with staff attending for operations and maintenance as needed.

The proposal includes 17 parking stalls including 1 loading stall and 2 accessible stalls; and 14 stalls of indoor bike parking.

^ I wonder if this "hotel" is a developers clever method to end up with an SRO operation in a couple years after no one is looking.

At the end of the day, it's not ideal but probably not the worst thing ever. SROs fill a gap that prevent people from becoming homeless.
