i have noticed lots of stores doing that, even inside malls. its sad we have become a "low trust" society now. look at the barriers now walking into stores, out of stores, etc.

our society is not what it used to be, and it never will be again; its just sad.

Second dumb question, would CF be better served to build a new hotel tower where Nordstrom was and relocate the office tenants currently in that building to a new location?
I think most of the mall loading bays are under the hotel so that might be an issue.

The Nordstrom extension still works as a retail and office space while the Four Seasons obviously doesn't make any sense in it's current form. There's already one empty unit near where the hotel is located so I guess we can watch if it gets filled or not.

Some progress on the Nordstroms replacement.

Dec 11

No idea what "Retail tenant" means. Nordstroms the old "retail tenant" space or future single "retail tenant"

The mall loading bays are in the Howe St. Tunnel, but they may be a bit farther south, as the ramp down from Howe is pretty close to the hotel.
I know if you go down the ramp, there's a right turn veer at the bottom you can make to get to the loading bays and Howe St. Tunnel.

Just interior demolition I presume?

I would read it as "Interior alterations to demo floors 1, 2 & 3 of this [existing] Retail tenant at this commercial building on this site."
(i.e. reflecting the currently demised layout).

From today's Province:

Quote:
A spokesperson for Pacific Centre’s owner, Cadillac Fairview, confirmed that a new tenant for the former Nordstrom space has not been found, and the landlord’s leasing team “continues to explore options and there is good interest.”

With Hudson's Bay gone from Oakridge, I'd guess that Simons would try for Oakridge instead,
which wouldn't have the security drawbacks of a downtown location.

They updated the permit with this:

Quote:
Remove the existing tile and wood flooring inside the CRU space, as well as remove all non structural drywall and wood ceilings and internal non structural drywall partition demising walls. Also remove existing kitchen and restaurant furnishings, booths, bar counter, cold room etc.
I wonder if QuadReal even wants a department store or if they are better breaking it up into a few units for Uniqlo/Ikea type retailers.

It's CF.
The Toronto store is being broken up (but will include a Simons).
I suppose it depends on the size of the other propose tenants how much space is available overall.

Sorry I meant the HBC space at Oakridge.

It would be interesting to know the full story of how Daily Hive reported that Nordstrom was going to be demolished only to claim that CF had 'retracted' their statement. We saw something similar when another publication had a story that the Four Seasons was going to be demolished, then withdrew it, and then it turned out to be true.

Meanwhile we have this dubious phrasing "Daily Hive Urbanized now exclusively reports that the sizeable tower in the heart of downtown Vancouver’s Central Business District, formerly home to the Four Seasons Hotel Vancouver, is set to be fully demolished rather than renovated.". That's curious, as I thought Jollyburger exclusively reported the demolition here, on December 10th.

I assume it was a problem with the timing of the story or the demolition contractor not getting the right permission to share the project. They still haven't published the original story from back in October.

Wow, I didn't have the demo of the Nordstrom building in the cards for 2025.

Very strange with all of this announcement/retraction behaviour. What's going on CF?!

CityNews just covered the story.

https://vancouver.citynews.ca/2025/01/03/vancouver-four-seasons-hotel-nordstrom-cf-redeveloped/

They literally have the same press release that DH posted but DH said "the spokesperson told Daily Hive Urbanized upon inquiry"

Personally I think DH misread a press release and published that story and tried to weasel out of it by claiming it was a retraction.

That would fall in line with the track record of DH and my general opinion of them.

If I was a CF shareholder I'd be asking why they turfed a long-term tenant like Four Seasons with no real back up plan. Why stick to the "must be a 4 star hotel" rule? I'm sure W or a similar chain would have been happy to commit to renting the existing tower. Now it has sat empty for years and will incur demolition and rebuild costs. It's unlikely office demand will recover to the point where a tower is needed there anytime soon and residential isn't permitted so it will be another hotel tower.

There is zero chance it opens until 2026 which makes announcing a hotel partner pretty pointless.

From April:

I doubt hotel chains are eager to partner with CF after what they did to FourSeasons, a Canadian home-grown chain:

Quote:
Pacific Centre suing Four Seasons Vancouver for failing to maintain 'typical first-class luxury hotel'
https://dailyhive.com/vancouver/cf-pacific-centre-four-seasons-hotel-vancovuer-lawsuit
If 4 Seasons were to remain, CF would still be making loads of money for their investors instead of having the property go to waste for so long.

What a waste to demolish a good concrete tower. CF know they will bleed money, so the property may be demolished and left like that for a long time. CF does not care because they are the only ones that monopolize not just Vancouver's downtown mall market, but in other Canadian cities as well. We need to build another mall here to compete with and tone down their arrogant arse.
