Exactly, all this talk of other cities designs, but most fancy designs in other cities are high-end residential and office. The high-end residential buildings going up recently and now do have better designs than this building. The two Portman ones, the green one on 17th, the red clay colored ones on Juniper, the Toll Brothers towers, and their potentially second one at 14th. The new Hanover by One Atlantic looks very nice at the street level.

Building such a cheap-looking student dormitory on this site is truly a mistake. Even if it’s a dorm, it should be designed to a higher standard. There are so many excellent examples of student dormitories across the United States—can’t you take a good look at them? Please, raise your aesthetic standards and vision.

Speaking of nearby options, Here Atlanta and SCAD's newly built student dorms in Midtown, as well as Reflection in Downtown, are all excellent student housing choices. Of course, examples from other locations can also be found on professional websites.

Some examples of student dormitories in the United States and other regions include high-rise buildings and low-rise buildings, so there are indeed good architectural designs.

I agree these are a lot of impressive examples of student housing, however most appear to be commissioned by the universities and not corporations. Given these project seem to be filled quickly and most students are more interested in pools, football, location, and girls, the ‘Hilton garden inn and suites’ architecture probably does the trick, and these guys probably meet their numbers on their projects. Until we have more discerning clientele, I don’t think the kind of architecture you are suggesting will get built in this context.

I think this ultimately depends on the taste, vision, and decisions of the developer, as well as the skill of the architect. If the goal is to cater to the lifestyle needs of young people by creating a student residence akin to a garden-style hotel, Scape Australia offers a great example. Their investment in Scape Kingsford in Sydney resulted in a stylish and hotel-like student accommodation, featuring 381 well-designed, fully-equipped rooms. This isn’t an issue of whether it can be done, but rather whether there is a willingness to do it. The crux lies with the developer and the architect. If they approach the project half-heartedly, focused only on profit, it’s inevitable that the result will be something unappealing. Moreover, considering the importance of this location and the fact that the building may stand for decades, delivering something subpar would be an irresponsible blight on Midtown.

I think this prominent site in Midtown should be developed into a student residence like this.
Pulte homes is only building so much these days, so these Architects who graduated with a C average got to be doing something these days. That building was good looking but I think the (probably) Texas based developer doing this tower would not want to pay for all that expensive curved glass and aluminum cladding. These guys are probably shooting for $100

I'm not sure any of your first list are private highrises, but they're interesting, thanks.

The catch with private ones is that they have to recoup design and construction cost to be viable.

Scape is a good example of that actually. Really beautiful building but the rent is $2500/mo for a 200 sq ft studio

Yeah, this is really it. Georgia Tech itself is building some pretty nice looking dorms on Northside right now. Apples and oranges.

Spring and 3rd is not a very desirable part of Midtown. The only other option is a limited service hotel (blah) or corporate build-to-suite like NS or NCR (and the market for those is horrible right now). Give me 40 floors of mediocre architecture and 1,000 additional people on the street over either of those.

I gotta be honest with the Fourth Ward renderings... I am not a fan and hope there is substantial revision for the final product. I have been the biggest fan of Jim Erwin and New City's development/philosophy of this site, but this second phase just feels so off and like it doesn't fit. Not only do the site plans feel weird and not properly connected with the grid, but the design of both residential towers don't hold a candle to Morris Adjmis Overline Residences and Hotel. Its still the best development in recent memory. Just not feeling these renderings.

Couple of small but interesting planning permit things.
Zoning for 696 Highland to MR-MU for 12 units max per lot, 24 units total. Currently a single family home, backs up to the Freedom Park Trail, one block from the Beltline.

Zoning for 2145 Donald Lee Hollowell for affordable housing on a vacant parcel.

Review for 431 Edgewood "To create an urban courtyard surrounded by six modular units. The units will showcase residential, commercial and workspace uses." Currently a dirt lot, one block from the Streetcar.

Concept review for 192 Electric Ave for 5 townhomes.

Land development permit filed for 875 Earnest st NW (AKA 854 Huff road) on the west side. 150 units, and the one story "Westside Modern" commercial building appears that it will remain.

Land develop permit filed for Residence Inn by Marriott downtown, at 355 Centennial Olympic Park Drive - the lot just south of Generation Atlanta where Spring street pops out to meet Ivan Allen.

"preparation for the construction of a 19-story hotel building with (185) rooms that also includes 4,055 s.f. of retail space at grade level."

The renderings don't look 19 stories, but I can't find an updated version. This site has switched back and forth with different hotel proposals over the last 5 years.

I really hope the new zoning ordinance is adopted next year because it will outlaw parking podiums along major streets. This hotel is an abomination.
