Why isn't it "developable" now? Would your company lose money by putting up some office or residential building, or would it just not make enough of a profit to make it worth the effort?
I'm not actually trying to be a douche here, but many people have lamented the number of surface parking lots in the downtown and the people who hold on to them for years without building on them. What would it take for you to develop that lot?
