A prominent developer and homebuilder are teaming up to fill empty lots and add more affordable housing to Winston-Salem, starting with a new community in East Winston.
Williams Development Group and True Homes are in the final stages of building an affordable housing community in partnership with the city of Winston-Salem, according to Taylor Williams and Dixon Pitt of WDG.
Williams Development Group purchased 31 lots from Winston-Salem and developed them to sell to True Homes for its "Doorway to Prosperity" affordable housing program. The lots are in a neighborhood off of High Point Road in East Winston-Salem, just north of U.S. Interstate 40.

New Co-housing:
Honorable Youth has hired Norwood Architecture & Design to design a new co-housing development at 2715 North Patterson Avenue. It will be a two-storey apartment structure with four housing units. The four housing units will have their own kitchen and bath, but they will also have a shared a kitchen and a multi-purpose space in a common area. If you're interested, this development will have one two-bedroom unit and three units will have three bedrooms.

New Regenerative Medicine Headquarters:
Miami-based regenerative medicine device company, FetTech, will relocate their corporate headquarters to downtown Winston-Salem's IQ District. Clay Fette said, "The ecosystem is unparalleled in its potential to foster growth and innovation. I believe in this ecosystem because it brings together researchers, institutions, companies, and the community to create solutions with meaningful economic and societal impacts. It's why I'm committed to growing our business here. Leveraging these collaborative resources not only advances our company, but helps develop the local workforce and strengthens the entire region's position as a leader in regenerative medicine." The company is developing its Multi-Tissue Platform technology to enhance the body's regenerative capabilities. They are known for VyraMed, XCellistem Wound Powder, StemSys, and ReyaGel. As part of the headquarters move, FetTech has hired Novex Innovations in Winston-Salem to make their products here. The headquarters move will create new jobs in Winston-Salem, stimulate economic growth, and bolster Winston-Salem's status as the world's premier hub for regenerative medicine.

According to WFMY-TV 2, this is the most expensive NCDOT project in the Triad region's history!

Event Center & Food Truck Park:
The most recent update, from a few days ago: KB Holdings Development's new food truck park, at 1250 North Patterson Avenue, will take advantage of Opportunity Zone financing, providing significant tax incentives to encourage investment and stimulate economic growth in the area. They are also collaborating with Winston-Salem Filipino Chef Joe Olson, of Kuya Bear Foods, to bring their vision to life.

Bowman Gray Stadium Renovation:

ProKidney Winston-Salem Expansion:
Winston-Salem-based life science company, ProKidney, has decided to move their half-billion-dollar biomanufacturing operation to Winston-Salem, as part of a consolidation of operations in their headquarters city. Over the next few years, this move could bring 330 new jobs to Winston-Salem, with an annual salary at $74,636. At this time, no incentives are involved.

Sad news

Mayberry has closed its downtown location.

The location, a smaller version of its other restaurants, had been open since 2020 at 216 W. Fourth St. at the intersection with Fourth Street.

“There was just not enough foot traffic," said owner Mike Rankin.

Rankin initially opened Mayberry downtown as a temporary pop-up during the 2019 National Black Theatre Festival.

Will be good to see the dirt moving and construction. That area is sad looking now. I hope they can attract national brand retailers and commercial. Could become an attractive area for folks to go. I don’t think it detracts from downtown because the targets are different.

I concur. The Grounds is about four minutes from downtown. Moreover, Winston sorely lacks the type of modern walkable town center complexes that have proliferated this century in other cities. Thruway has absorbed some retailers desperate to enter the market, but others have passed on entering the market because we lack a suitable modern shopping development.

Originally, they said The Grounds would directly compete with downtown. It was planned as all local boutiques and local restaurants/bars, with no national retailers/restaurants. If you talk to the local businesses, you'll see that would've been at downtown's expense. The real need is space for national retailers/restaurants/bars looking to enter the Triad. This is exactly the type of space national retailers/restaurants/bars are looking for, in the Triad, and have trouble finding. It's great to see The Grounds' development team change their mind and allow national retailers/restaurants/bars in their development. And the national retailers/restaurants/bars will attract a few local retailers/restaurants/bars, too.

Wake Forest University officially breaks ground Saturday on The Grounds, an ambitious 100-acre mixed-use development around the university’s athletic complex, 14 years after the project was announced.

The groundbreaking formally kicks off the $215 million project involving the university, Winston-Salem, and developers Carter of Atlanta and Front Street Capital of Winston-Salem.

Mr. Cash needs to make up his mind. He blasted leaders for not providing incentives to the banks that relocated, but now that they are able to keep a good employer and add them to the downtown ecosystem he blasts them for providing incentives for that. He's definitely gearing up for a run for mayor, which would be a very bad idea.
