Get out and support the Thunderbirds!

The Carolina Thunderbirds, who have reached the Federal Prospects Hockey League’s championship series the last two seasons, have opened the season with a 2-2 record.

The Thunderbirds will play their home opener on Friday at 7:30 p.m. at the Winston-Salem Fairgrounds Arena. Their 2-2 record came on the road.

Altshausen, Germany-based Stadler Anlagenbau GmbH has held a groundbreaking ceremony for a new warehouse and office complex in Winston-Salem, North Carolina, to host its United States subsidiary, Stadler America LLC.

Stadler, a maker of sorting and recycling equipment and plants, says the new facility “represents a significant investment to support the company's growing customer base across North America.”

The recycling equipment company says the new square footage will provide “enhanced space for operations, inventory and employee growth.”

Thank you for confirming this project! I broke the news on the Stadler North American Headquarters in June and it's already on our project list, with all of the details. I'm going to break a big story on SSP first! Atrium Health Wake Forest Baptist Medical Center has purchased the former Inmar Building for $28.5 million for their new Eye Institute. As I suspected, they wanted to own and not rent and this is why the project didn't move forward years ago. You'll likely see this story everywhere in the next day or two?

That's good news, Matthew. The IQ needs a boost. Pre-pandemic, you likely had 1000+ combined employees at Inmar and Wells Fargo (Linden Center) in the IQ that are no longer there. While the Eye Institute won't completely replace all of those employees, I am hopeful that it will bring in a lot of patients from both Winston and outside of Winston that spend dollars at restaurants, hotels, etc. I assume this will also help the vacancy rate in the CBD.

I was really hoping that the Eye Center would be major new construction. IQ really needs some new construction to give it an injection of growth and vitality. Still, this is better than letting the former Inmar building remain vacant.

Me too AS ANNOUNCED! I know things change, which always seems to be the case in W-S. It’s the old W-S announcement syndrome where bright and shiny things are announced and then disappear usually. At least this is remaining in some form.

Recall the Krispy Kreme downtown headquarters, baseball park mega development, and on and on. Let’s hope the syndrome doesn’t strike The Grounds!

Stadler has started construction on their new 27,000-square-foot U.S. headquarters. Workplace Architecture+Design is the architect and Fourth Elm Construction will be the general contractor.

200 West Second Street:
Davidson Craven could be interested in 200 West Second for a possible residential conversion? Being near the Innovation Quarter is, once again, being used to market it. Will this happen? I don't know... I guess we shall see. I seem to remember they worked on plans for a tall residential/retail building across First Street from this building. I really wish they could've moved-forward with that building.

Mill 800 - Last Phase:
Mill 800's last phase is being marketed to developers as potential self-storage or 46 apartment units, with a construction set ready for an apartment conversion. The asking price is $1.95 million, if anyone here is interested in taking-on this project.

The warehouse complex, built in 1919 at 821 East Twenty-Fifth Street, was added to the National Register of Historic Places. It is also located on the bicycle commuter highway project.

Salem Academy to convert building previously used for high school to boutique hotel. This is a cool building, it reminds me a little of the building complex used for the Carolina Inn at UNC.

The developer will be Mayfair, who I know has a mixed history of results particularly as it relates to exterior renovation, but this building really doesn't need any exterior work to make it shine as it's a beautiful and classic building as is. They did exceptional interior work on the Indigo/Pepper building, so if they can replicate that it should be a nice project.

The all-girl’s school, which has both a boarding/day high school and a college, has selected Mayfair Hospitality Group to redevelop its former high school building as a boutique hotel and conference center open to the public. Slated to open in 2027, the hotel will be run by a to-be-determined national chain.

Located at 500 E. Rams Drive, the three-winged building was the “all-inclusive” home of the boarding and day high school (Salem Academy) for 90 years, explained Salem’s president, Summer Johnson McGee."

The Academy Hotel:
Mayfair Street Partners will convert the 94-year-old Salem Academy Building into an 86-room luxury boutique hotel and conference center, with a restaurant & bar. The $30 million adaptive-reuse project will have a 250 seat auditorium, library lounge, banquet hall, and multiple meeting rooms. Salem College is expected to own 85% of the hotel and it could make $1 million annually for scholarships and various campus projects, as an alternative revenue stream for the college. Work will start in 2025 to list the building on the National Register of Historic Places, so they can seek historic tax credits. The college will also begin a $5 million capital campaign for the hotel. This project is eligible for C-PACE financing. Construction will start in early-2026, with completion set for late-2027. At this time, no hotel flag is secured for this project.

Salem Academy is the oldest private school in North Carolina and the fourth-oldest boarding school in the United States. They moved-out of this building four years ago, due to the amount of work needed to renovate it.

Suburban Lewisville-based Kaplan Early Learning bought One Salem Tower (in downtown Winston-Salem) for $6,175,000. What do you think Matthew Marceron's plans are for the building?

Clarkson Research Campus:
More details on the first building in the Clarkson Research Campus. It will be 18,340-square-feet and house forensic pathology and the Regional Medical Examiner for Western North Carolina. CPL is the architect for this project.

Interstate 74:
The highway segment currently signed as Interstate 74, between Interstate 40 and the new Interstate 74, will be signed as N.C., 192 when work on the new Interstate 74 is completed.

Berry Hill’s landing of a huge battery plant at the Southern Virginia Megasite underscores how critical it is for Winston-Salem’s Metro to have attractive megasites.

DANVILLE, Va. (WDBJ/Governor’s Office Release) - A Tennessee company that makes a critical part for lithium-ion batteries has announced an investment of more than $1.3 billion in Pittsylvania County.

Microporous will build a new facility at the Southern Virginia Megasite that could employ more than 2,000 people.

Gov. Glenn Youngkin joined Microporous CEO John Reeves and many other state and local partners for a groundbreaking ceremony Wednesday morning at the Berry Hill site near Danville.

The historic Loewy Building in downtown Winston-Salem has been sold for $3.1 million to a Maine developer with plans for up to 52 residential units and about 10,000 square feet of retail.… Josh Patinkin, a High Tide partner, said Wednesday the developer has plans for up to 52 one- to two-bedroom residential units that will be in the $1,000 to $2,500 per month rental range. He projects an overall $15 million to $20 million capital investment.

African-American History Museum:
Triad Cultural Arts received a $75,000 bridge loan from the Winston-Salem Foundation for this development. It's a multi-phase project that includes a restored shotgun house, community center, and pavilion. Completion is set for next year.

Bowman Gray Stadium Renovation:
I already reported on this, but we now have more details. The lights are Musco's Total Light Control – TLC for LED system. They are designed to prevent glare from affecting drivers, spectators, and FOX's television cameras. As I previously reported, these lights feature their Show-Light Pro special effects technology for customized light shows and light-to-music synchronization. Work has already started on the SAFER barrier (on October 21). Work on the lights will start in December. What is new since my last report: They will install new catch fences, similar to those seen at every major NASCAR Cup Series track. Be sure to watch the 2025 NASCAR Clash on FOX.

The SAFER barrier is a major aesthetic improvement to Bowman Gray Stadium. Those old guardrails always looked ugly.

Loewy Building Apartments & Retail:
High Tide Capital has closed on the Loewy Building, at 500 West Fourth Street. For those who want to know, High Tide Capital paid $3.1 million for the building. Now we can get excited about the $20 million adaptive-reuse project. They will convert the Art Deco building to 52 apartments and roughly 10,000-square-feet of retail space. It's great to see they will have retail space along Fourth Street. Completion is set for January 2027. This developer is looking at buying other buildings for adaptive-reuse.

Fairfield Inn & Suites by Marriott:
Clarendon Properties will construct a 99-key hotel, under the Fairfield Inn & Suites flag, at 1490 Glenn Center Drive. R IV Architecture is the architect and it will reach a height of 56-feet-tall.
