I don't think he's being sued by them. But GEM sure as hell contributed to the mismanagement with all the fees they collected.

Meadows land holding probably needs fill to level out the water hazards from the old golf course.

If they get it for fee from Fulton Grove then it works out good for everyone.

The dirt from the water hazards is typically used to build up the tee boxes and greens but yeah I can see why they might need more fill on a parcel that size.

Do any of you know what's up with the signs for "Kildonan Mile" near KP? They've been up for years at this point and nothing has happened. The signs say a "walkable mixed-use" neighbourhood.

It's stalled out for a long time now. They tried a new name and nothing. Walkable being it's a strip mall with a sidewalk lol I think they wanted to add some apartments but I don't remember exactly.

Edit: This is the website, no apartments. It's also funny they call it Kildonan mile, but it's only 2300' long. So ~ half mile. Sorry for piling on.

Apparently the first strip styled CRU’s should start construction in spring. Multi-family apartments - I would assume similar to Shindico’s buildings on Taylor are supposed to start in 2026. I have yet to see a site layout for where the multi-family will be located.

Shindico's rep spoke at the hearing on the form based zoning amendment earlier this week requesting that this land be included in the map of the lands that could be developed as of right.

Apparently there wasn't a market for the original proposal of more big boxes (thankfully!) so they are now hoping to develop the property with multi-family and smaller retail.

The Canadian Tire addition and renovation is underway and eating into a small portion of the land behind the store. The balance of the property I am unsure of.

As for the Kildonan Place expansion, it is a bit perplexing. They have had everything mobilized and blocked off for years. I would assume with interest rates dropping they might start up again soon, but I have heard nothing confirming this.

I thought the plans for Kildonan Place were more a reconfiguration and if anything a slight reduction with removing the old Dominion wing and adding a second run from the new movie theater to centre court.

The KP reno was to demolish everything from the food court to the north, including the old dominion/move theatre and wye shaped corridors. They were to build a new food court adjacent to the new theatre prior to this demolition. Then they'd add a new corridor etc roughly where the old space was demo'd. The new mall would be more square, instead of having the wye shaped corridors.

Right now they have the new food court area blocked off outside, with partial foundation work done, roof trusses sitting out there. A bunch of dead trees that were to be planted. Construction trailers, PCL signage. It is perplexing as Biff noted, as PCL would still be paid to have their equipment and signage on site.

Tbh - they should bury them but that is nowhere close to happening.

If they did, they could develop along the whole south part of the transit way, with TOD at Seel, Clarence, Chevier and to Abinoji.

I think they just re-did at least a portion of those lines for the transitway install. So ya.

There is opportunity to bury those lines. We have world leading experts right here in MB that I work with for this type of thing. But it's money and ya we know about that.

Am I wrong in thinking they were planning to build a new food court?
If that was the plan, is that still included in this above mentioned expansion?

Ya and thats still the original plan. The new food court would be accross the hall from the new movie theatre. Basically where the green part is in-between the red parts.

Mall zoning changes approved with added affordable housing component

After a lengthy debate, city council approved zoning changes meant to streamline housing development at malls and along transportation corridors with an added affordable housing requirement.

On Thursday, council approved an amendment that will require all projects at those sites with more than 300 units to set affordable rents for at least 10 per cent of the homes built. To qualify, rents must either be less than 80 per cent of the median market rate or match a provincial affordable housing rate.

The new zoning rules will make multi-family housing developments a permitted use in some areas, removing the need for developers to complete potentially time-consuming zoning or variance applications and public hearings to get their projects approved.

The changes would apply to new housing at select mall and corridor sites.
