Waterscapes has an approved Development Permit. That one was only going to move forward with the right conditions. Interest rates have been dropping so we’ll have to see if they can get enough pre sales to get going.

There is only the one tower proposed on Coronation at the moment. The rezoning (for rental only) went to council recently but the Development Permit hasn’t gone to council yet. We’ll have to see if that one actually moves forward.

City of Kelowna is considering BRT on Richter St with possible upgrade to LRT in the future.

I voted for centre BRT as curbside BRT is only asking for Richter to become Harvey Ave. The biggest issue is that a lot of the corridor is 19m wide, which is the same width as 83 St in Edmonton that has centre running LRT, two lanes designed to 50 km/h, and then 2m wide sidewalks on either side. No parking. It doesn't seem like Richter is super utilized for street parking anyway.

Kelowna council approves 40-storey rental-only building

Kelowna city council has approved development permits for a 40-storey tower on St. Paul Street, just north of the construction site for the downtown UBCO campus and tower.

The permits were approved with a 6-3 vote with councillors Hodge, Cannan and Lovegrove opposed.

The mixed-use rental-only building will have 384 units including 68 micro-suites, 141 one-bedrooms and 175 two-bedrooms.

Fantastic! If the two proposals on this page move forward the will even further solidify downtown Kelowna as a proper city core.

Probably not too long after the crews are done at Aqua. Mission Group is also building that rental tower on Bertram which I'm sure they will breeze through as by now they should be good at building basic buildings with floor plates that are basically just identical squares lol. I like the look of this building though, i'm excited to see this and UBC race to the top!

On another note, what do y'all think the chances of the third Water St by the park tower being built are?

Very high I'd assume? I always thought the waterstreet by the park was a 3 tower project that was being built in phases, so I assume they start the 3rd tower once the first 2 are completed

I hope so but they don’t seem to be in a hurry. Phase 1 towers are topped out and they haven’t announced anything about sales for Phase 2. The original application said the third tower was a hotel but now all their website says tower 3 will follow. I hope it gets built, I think that bridge over Leon will look really neat.

I never knew that DCCs didn't apply to micro suites! I always thought the reason they were popular was to maximize the $rent per sf. I think they will need to be careful with how they approach this though. If DCCs were to apply to micro suites then many developments may not pencil anymore. Ideally DCCs overall are reduced.

I was reading a report that came out in November that claims in Ontario the Government makes almost 4 times more than a developer on a new home and the tax burden on new housing is about 36% of the purchase price. For affordable housing, the tax/fee burden could increase to 45% of a purchase price. I'm not sure what this looks like in BC, but I am sure it is a similar story. Link to report.
