Great project. My one gripe with the area is there is a complete lack of amenities on that side of Provencher. I know not every building needs CRUs but man would a nice French boulangerie/café facing the park be amazing.

Complained about that during my last dog walk through that park. That street has so much potential facing our beautiful city skyline and all that frontage. perfect for a patio or three, a cafe, ice cream shop etc. Maybe Fete would like to open a second location just based on their name alone hahaha.

I will be following this one very closely as this is potentially where I will downsize and live in 3-4 years.

There's numerous committee meeting agendas posted on the Clerks page. including this one for 210 Masson. Appears to be finally getting the green light.

Ya in the old Timboktu c-store. That site seemed prime for redevelopment. But the bike store is also a nice addition!

Prairie Velo is amazing. They hooked my wife and me up with some great bikes at a good price. Also a good fit for the neighbourhood since it's right beside the major bike area of Whittier Park and the business is fully bilingual.

The old grain elevator land at Provencher and Archbald. So after all the years of effort to sell the land, demo the old elevator, etc. Waiting and waiting. There was a contractor in an old bobcat stripping topsoil in the pouring rain yesterday. lmao. Of all the days and time to pick, it was yesterday afternoon. Was hilarious haha.

Interesting. I've been wondering what the plan is for that strip of land since it was finally sold. Maybe a retail strip of some kind?

Businesses catering to the olfactorily challenged perhaps?

Seriously with the proximity to the rail line and worse the mushroom farm, my money is on storage or some kind of bland light industrial use.

Drove by yesterday, the mushroom farm stinking away, as usual. Someone mentioned a rumour about it moving one day, any more on that? It really keeps that area from being anything other industrial land, I suspect.

They've got a new facility up and running near Deacon. Not sure what the plan is for shutting down the old site.

The old elevator land could be some kind of rail served place that can load product(s) on to track that are parallel to the existing (ie: grain elevator). Otherwise the site doesn't give much option for other rail served industry as it is very narrow. The site is also not very long, so would again restrict industry.

In general if someone is looking for rail served land, there are much better locations that this one.

Also, Google Earth is showing imagery from Oct 20, 2024 in the main view now. Instead of the bleak winter scene.

And this morning the site is quiet, the Bobcat is parked at the south end of the site.

^ I was told it was another storage company. makes sense to me as theres others down the road and for a narrow strip land butting up against tracks, make it logical

It would make sense for the Access Storage place next door to acquire the site. Their office is located at that end of the current site.

The mushroom plant has not been owned by the Loveday family for a number few years now. They sold out to South Mill Champs a US based mushroom producer in 2020.

In the early 1960's I spent my summers living on Mission at my aunt and uncles and it had more of a smell than it does now. The Loveday family spent lots of money to try and reduce the smell over the years.

Their new plant is located at 23080 Cedar Lake Rd , Springfield just outside the city off of Hwy 207.

Seems likely. I just wish it was something slightly more interesting than that. I also heard about the mushroom farm moving. I hope it's more than just a rumour, that smell is effing brutal.

there are no city building permits currently showing on the city online permit search for this location so that is not going to help us figure out what is going in there.

i think the worse smell comes from the Marion st - Rothsay plant (cant remember new name) Grinding up animals bones and fat for the dog food industry i was told.

I can say from experience doing a service call there years ago that... well... let's just say there are some things that have been seen that cannot be unseen, and the smell just sticks to you for weeks!

Yes, they do process stuff for dog food, as well as fertilizer.
