Update on Bosa projects in the city

In fall of 2023, Bosa Properties completed the University District at 13409 104 Ave. That project included 753 homes and retail spaces at street level.

Since then, Bosa Properties has been focused on Parkway, a four-tower complex. When fully built out, Parkway will include 1,300 condos and 800 rental units, as well as roughly 20,000 square feet of commercial/retail space at the base, and 40,000 square feet of amenity space for the residents.

"We will be completing our first of those towers towards the middle of next year, which is our rental tower across from City Hall," Cupa said.

The company is also working on the proposed Bristol project, a master planned community located on an assembled 6.5-acre property along 104th Ave., which, if realized, would add 2,600 more condo and rental homes to Surrey City Centre.

That multi-phase five-tower project would include 480 rental units and street-level townhomes; a 5,000-square-foot daycare; and 11,000 square feet of commercial space, Cupa said. "It went to first and second reading last week, and we're going to public hearing on Oct. 7."

Bosa Properties also owns and operates more than two million square feet of retail, commercial and industrial space in the city.

I wonder what the heights will be, 4600 units in 11 towers is a lot. Considering that Ivanhoe Cambridge indicated they wanted to redevelop the northern lots several years ago I assume there has been a significant amount of work done behind the scenes so it should be approved seamlessly.
Can guestimate. 4600 units @ 12 or so units per floor average it seems these days = 383 "floors" / 11 towers = average of 35 floors per tower to accomplish that number of units between 11 towers.

Will be a fairly ambitious project then if those unit/tower numbers hold up.

This is really just par for the course considering the other mall redevelopments in Metro Vancouver. While it's not the full GTC site being redeveloped yet, this is about half of the Lougheed mall redevelopment, Brentwood just added ~2000 additional homes on top of the existing master plan, not to mention the other "smaller" sites like Oakridge and Richmond Centre with only ~3000 homes each. I would imagine the 11 towers will be split up over ~3+ phases at least similar to most of those developments.

I wonder if there'll be a large plaza or pedestrian public space at 152nd and 104th?
(akin to plazas at Oakridge and Brentwood)

Application does say a future School/Park site, although I would hope that at least the school component of that is as far away from the stroads of 152nd and 104 as possible.

Would be good if they could add a proper bus exchange here, could incorporate a plaza with that on the corner of 152nd and 104. I know that the intercity "Greyhound"-type buses use the parking lots on the north end of the mall for passenger pickup. Considering the focus on setting up better intercity bus service by the Province, having something more formal here would be a good start.

Lol knowing developers these days it will be 11 towers over 11 phases spanning 22 years...

105th is supposed to be an arterial (due to the defunct 104th LRT), so that could provide an entrance for a bus terminal close to Hwy1

There's a parcel on 105th next to the Guildford community centre - that could be a good location for a school (although 105 is an arterial!). I wonder if it would be freestanding or in a building podium?

Would be cool to have it in the building podium with a gym in the podium boot end, could even throw a multi use field on the roof of that, and take advantage of a multi-level building.

The Melrose by ML Emporio is now complete. The gym looks pretty sad, i'm hoping that it's unfinished.
