One of the adjacent landowners has submitted a proposal for their lands;

A development plan has been submitted by KWR Approvals, on behalf of Target 1 Realty, for one of thefive parcels currently included in the Bedford Commons Opportunity Site. An additional fve parcels (PID's 00428896, 40111759, 40111742, 40111734, 00415679) are also included within the proposal annd are requested as an addition to the Opportunity Site under Policy S13B of the Regional Plan. The development plan proposes to develop the lands with approximately 550 dwelling units, split between townhouses, single-family dwellings, and apartment buildings between 5-12 storeys.

There is a large addition of low rise housing happening at the corner of the circ and Mt. Hope Avenue. I hope that there is planning for densification around this intersection as there is obviously already significant infrastructure in place that would easily support far more dwellers than is the case currently.

I think you're referring to Southdale. This one is predominantly low rise.

^Halifax Retales is saying the new Costco will be on Margeson Drive in Middle Sackville. I agree with that being a more likely location over Bedford Commons. The existing Costco's are both on 15 acre lots and there's nothing of that size left in Bedford Commons that isn't already part of other plans. The commercial plot at Margeson is 30 acres so plenty of space for a larger store and other retail stores.

The biggest issue I see is that section of Margeson Drive only has one entrance/exit and only 1 lane of traffic in each direction. I really hope that Costco has been negotiating with HRM and NSTIR on getting the transportation network completed.

Margeson Drive has a walk score of 15 out of 100 so that sounds about right for a Costco. lol. It's at or near Margeson Dr. and the 101 Hwy. that Irving is planning to build a Big Stop, no?

They have a Bedford Commons site selected as a fall back
before Costco fully commits, they want a guarantee that they will have municipal water which currently ends nearby at Sunset Ridge
