Retirees might not go out late at night, but they do bring a lot of money for restaurants and shops. Anyone moving in should know that this won't be a quiet area.

The market today is heavily focused on rentals because we need rentals and the condo market is in quite a slump (who wants to pay the same price for a tiny condo as they could pay for a single family house), but I imagine the market will re-adjust eventually, so expect almost exclusively rentals for 5 or 10 years and then we'll see.

I've been following Zibi pretty closely since 2015. I don't think the developers have ever pitched it as an "entertainment district", in the sense people normally use that term. There's no reason a retirement home would not belong in a neighbourhood that features residential, commercial, retail, entertainment and recreation space.

Current Zibi residents have been notified that shoring and excavation of the next phase (Block 204) is supposed to start at the end of October!!

Agreed. I'm sure the area will be active at night, but it won't be at the same level as Le Vieux Hull, Elgin the Market or (hopefully) LeBreton.

With Zibi being mainly residential, I wouldn't count on much 'night life'. Locals already used to quietness will not welcome noisy bars at 2 a.m. Maybe a few coffee shops and neighbourhood restaurants closed by 10 pm. If you want an entertainment district, you need hotels, offices, retail, other public attractions. Residential can be nearby but generally not sharing the same buildings. I once stayed above a lively pub and despite sound proofing, it was not a quiet place to spend the night.

I'm hoping the two parallel strips of the old warehouses or whatever they were could offer some type of nightlife. Its pretty segregated from the housing. You are right about the hotel/office density though.

These places are right on the water, which will carry noisy nightlife sounds right into their living rooms from both sides of the river.

Unless they are counting on the rapids drowning out the hooting and hollering at 2 am.

On the hotel and office density, there's already a fair amount of office space. I imagine the Feds will eventually fully utilize the new Class A space they leased just before the pandemic as they get rid of their Class C space.

As for a hotel, at least one is planned as part of the Board Mill project. We'll see if those plans come to fruition. A hotel would surely be built as part of the capital view lands if they go ahead with the convention centre idea.

We need consider proper land use if we want an entertainment district associated with a new arena on LeBreton. As I have said, residential needs a degree of segregation. We see that at Lansdowne. No lively bars/restaurants in residential buildings.

I feel like this is a great place for hooting and/or hollering. The rapid are actually quite noisy and would make for some nice white noise throughout the Zibi development.

I went to a couple games in Philly a few years ago and they had this awesome area nearby called the Navy Yard with all kinds of pubs/restaurants/etc. Their setup is a bit different as they were able to take over a huge industrial area and build 3 stadiums and the large entertainment district. So gameday for them could mean 95000 fans!

Convention Center or Hotel for Vacant Land Possible

The article by David Sali of Ottawa Business Journal October 2nd:
"Firms behind Zibi project seek partner, float convention centre as ‘interesting’ idea for Gatineau land"

"We know there’s a need for convention centre space in the Gatineau region,” he said, adding a hotel could also “make a lot of sense” if there’s demand for it."

Dream Impact (MPCT-UN.TO) owns 50% of Zibi. The focus is to remove land loans all all their projects, including Zibi.

They are just starting these 2 new buildings now, as they wanted to have assurance Common at Zibi and Aalto II were going to be fully stabilized and not over saturate.

The land sale should be a very material amount to MPCT, although no dollar amount is specified. It is only 10% of the land MPCT owns at Zibi. It makes a lot of sense as MPCT has no interest in building anything but purpose built rentals and some retail ground floor shops going forward. This sale will compliment the area and bring diversity to Zibi.

I could not see them building anything other than a complimentary building to the Zibi development, it wont be a competitive apartment or condos

9 days a year? Doesn't sound like a sustainable business model for an entertainment district.

What is 9 days a year?

Our arena is going to have events 200 plus nights a year.

In Philly, they have the NFL, MLB, NHL, and NBA stadiums/arena all in the same area so it's busy all the time. Not to mention all the concerts and other events they would hold at these facilities.
