Continued road closures on Broadway for test drilling has reached Alma (Oct 1-12) They are also doing Alma from West 11th to West Broadway

That's a bit unexpected to be doing Alma south of Broadway.

I think it makes sense at this stage when the idea is to get a sense of soil conditions before making final routing decisions. This is essentially an information gathering exercise to help inform those decisions.

Yes we need to remember that we're still pre-business case for the UBCx. Given that no route has been chosen and they need to make a case for any route, it wouldn't be extreme for them to take samples from 4th to 16th too.

I don't think it has anything to do with the routing or you assume the testing would go further south. Along with the test holes they are doing utilities location so it might be more related to that on that section.

I specifically recall the engineers not wanting a W 10th alignment because of all the stuff they'd have to relocate.

I forgot that the decision on Jericho or Sasmat still hasn't been made.

a question, please

Would the westernmost length of the subway to Broadway. west of Alma, past the escarpment there, be above ground anywhere along that route, or underground, and deep-bored or cut-cover?
Many people want it overground through the Endowment lands for the view. Understandable, but a real scar on the landscape. Is it too $$expensive and difficult to bore deep? What form might it take?
Ideas and feedback more than welcome. Thank you.

It might be cheaper for them to do cut and cover west of Alma. They can go straight down 9th, cut across a portion of the golf course, and down the Blvd to UBC. This makes it cheaper than boring and less of an 'eyesore' for residents (if we believe that people taking transit aren't worthy of a view)

I believe there isn't enough space to cut and cover along W 8th but there likely is along W 10th. That said, if they are going along W 10th the TBM still needs to get to W 10th from the Jericho Lands so I think it will likely be bored between Blanca and Arbutus regardless of the chosen route.

Rereading this thread back a few pages and it's pretty clear Jericho has been decided as the station location.

If, as you say, it is bored tunnel as far as Blanca, what would the westward extension be? Bored, then coming up to the surface down the boulevard? or underground, elevated, shallower cut and cover? What?

For the golf course alignment TBMs removed just west of Blanca then cut and cover the rest of the way.
For the Chancellor alignment TBM removed at the east tunnel portal with the UBC underground portion cut and cover of course.

If they're hypothetically closing the golf course for the duration of the build, they might as well elevate that stretch.

One scenario would use Jericho for the TBM launch. It would be possible to tunnel both east and west from a location that would cause minimal disruption to the neighborhood, as it would still be a vacant and undeveloped piece of land.

I thought they were developing Phase 1 before station construction?

Quote:
A big factor in the phasing of construction for the Jericho Lands, as a member of the project team previously told STOREYS, is the aforementioned future Jericho Lands Station. Because the station construction involves tunneling through portions of the Jericho Lands site, the builders want to avoid heavy construction above ground that's in close proximity to the station site.

"There are opportunities to deliver on some housing before the transit station is built," the planning team member added. "We think that there is an early phase where we can get some of the public space, some of the commercial retail space, and some of the housing built early."

With the phasing plan detailed in the draft policy statement, this now appears to be how the project will proceed, with the first phase of construction beginning in the western portion of the site, around the area will the future station will be located. (The Jericho Lands Station will be located in the west portion of the second phase.)

The first phase will deliver approximately 4,000,000 sq. ft of residential uses, with a mix of housing tenure and affordability. It will also deliver approximately 400,000 sq. ft of non-residential uses, including a grocery store and a childcare facility, which the project team says "will help establish a walkable, complete community at the outset."

The second phase and beyond will mostly occur after the Jericho Lands Station opens and deliver approximately 4,250,000 sq. ft of residential uses. It will see the construction of the highest densities on the site, including the three "Sentinel" buildings, which will be located near Jericho Lands Station. The second phase will also include 150,000 sq. ft of non-residential uses, including two more childcare facilities, two public plazas, and infrastructure that connects the station to the other parts of the site and Jericho Beach Park.

The City notes, however, that if the delivery of the Jericho Lands Station occurs later than the completion of Phase One, or a decision is made to not go through with the UBC Extension, the City will review the policy statement and the phasing plan as currently outlined could be adjusted.

I mean, having Phases 2, 3 and 4 gives them plenty of space.

I am just glad that all the future project plans include going underground all the way to UBC, be it bored or cut-cover. // Elevated pylons can be so ugly in the wrong place, such a s beautiful golf courses.

It'll be fun to see how they deal with the logistics of having the tunnel staging located there. At least with Emily Carr had the benefit of being located next to Clark Drive. I wonder if bringing in barges to Jericho Beach is practical?

And I guess you'll have to also do the two tunnel segments to Arbutus and then disassemble/reassemble the TBMs to do the tunnel out to UBC.

I think two tunnel segments to Arbutus could be done as cut and cover, since there are minimal commercial businesses along those two stations.
