It's closer to Northwoods Village than either of those, and Northwoods Village itself isn't substantially further away from the transfer station or Chemtrade.

Being near Chemtrade is one thing, but near the waste transfer station is a non-issue considering the development around Marine Drive Station is literally across the street from the Vancouver waste transfer station. Fraser Mills will also be a similar distance away from the Coquitlam transfer station.
