I like the honesty in the render. Bleak winter scene. Not pretend trees with Porsches haha Look nice!

Haha me too! I'd rather see these renderings in more realistic settings.

Why would you not (at least) double the depth of the enclosed front patios/yards? I'm guessing the city would give you grief about it?

That's a huge chunk of random lawn where you could have very substantial private outdoor spaces for two units. When you talk to people about why they want a single-family home in the burbs, you often hear wanting a yard for the kids or for pets.

And, they contribute to the liveliness, safety, and engagement of the street: https://www.cnu.org/publicsquare/2024/07/05/apartments-engage-street

Front yards on ground floor units in midrise buildings are a great idea. It takes what is often a less desirable unit and makes it highly desirable. Sure, it's ground floor -- but look, you've got your own private patio!

There are examples even in Osborne Village -- for instance, 570 stradbrook, whose ground floor yards go to the curb.

Either Poutine King is closed already or they're about to install permanent signage. I drove by earlier today and the facade is completely blank. I didn't manage to see what was going on inside.

Anyone here ever actually eaten Poutine King? Something about the operation doesn’t overly entice me but I can’t put my finger on it. Maybe it’s the self-labelling of “King”, I dunno.

I was tempted to check this place out until I read this Trip Advisor review: "Wretched experience. If you're a fan of questionable hygiene and rowdy kids you'll love this place. Also the ugliest cheap pvc signage that really brings down the village area is sure to impress!! Swerve and avoid"
I think I'll pass. But maybe they're upgrading their sign lol.
But a Quebecer seemed to like it: "Très bonne ambiance. Le menu a beaucoup de variété et les plats sont très bons. Les ailes de poulets font partie des meilleures que j’ai mangées. Je recommande fortement."

Maybe they can put up a new sign for New Yorker Punjabi Grill and Pizza while they're at it. How the city allowed them to use their different font and scale letters on their sign is beyond me haha.

As far as I know, Poutine King has moved back into the Osborne Taproom. The commercial unit that you folks are talking about is currently available for rent.

I was able to find this rental listing through Google, not sure if it's current or not:
https://www.capitalgrp.ca/wp-content/uploads/2024/04/Osborne-Stradbrook.pdf

As for the quality of the poutine, I had it one time when I was drunk and thought it was pretty good lol.

I think it's "funky" and highlights different types of cuisine.

that's the most realistic "render" than I've ever seen before. Would love to see more of these in St. B.

To each their own haha. All it makes me think is they're cheap.

I'm not sure if we've seen this updated render for 670 McMillan at Hugo yet. Rezoning hearing scheduled for September 5.

They probably got a deal on a bunch of random leftover letters from signs that used to spell something else, and they're trying to make it look intentional. I doubt any business owner would pay full price for custom signage that looks like that.

425 Wardlaw: Work on the exterior siding is almost finished. Seems like all the balconies are in place now. I have not seen an opening date yet for this building.

I don't recall seeing this yet. Thanks for posting. I walk by that lot fairly regularly and it's such an eyesore. This new building looks to be a tasteful modern take on the old red brick buildings scattered throughout the area. The windows could be a bit bigger tho.

I wonder if anything is moving along at the similarly sized empty lots at Grosvenor and Wentworth, and Stafford and McMillan

For the lot at Grosvenor @ Wentworth (874/876/880 Grosvenor Ave), it seems that a revised design was approved by the City Centre Community Committee on June 25, 2024. It also seems that an extension of time on the zoning and variances was granted by City Council in July.

The original design was 26 units and was approved back in the winter of 2020. I'm assuming that the pandemic and then rising interest rates is what put the project on hold. Here is a rendering of the original design:

And here is a rendering of the new design. It looks like a partial 5th floor was added. Not sure how many units are in the new building.

Hopefully the project moves forward now that a revised design has been approved.
