Un projet de 2500 logements prévu aux Galeries de Hull

Après avoir démoli le vieux stationnement des Galeries de Hull, le propriétaire des lieux, Cominar, souhaite maintenant démolir l’immeuble qui abrite le restaurant Bâton Rouge, en bordure du boulevard Saint-Joseph, ainsi que la partie nord du centre commercial où se trouve le Pharmaprix, pour construire la première phase d’un mégaprojet résidentiel.

Questionné, il y a un an, par Le Droit lors de l’annonce de la démolition du stationnement étagé construit en 1972, Cominar avait affirmé ne pas avoir de projet de nature résidentielle ou commercial dans ses cartons sur les terrains du centre commercial. Le président du comité consultatif d’urbanisme (CCU), Mario Aubé, a confirmé, mardi, que c’est un vaste projet d’ensemble résidentiel et commercial de 2500 logements qui est bel et bien en marche à cet endroit.

La démolition du restaurant Bâton Rouge et de la partie nord du centre commercial est demandée par le propriétaire pour procéder à la première phase de son projet immobilier. M. Aubé a confirmé qu’il s’agit d’un immeuble de dix étages, comprenant 345 logements. Le rez-de-chaussée sera réservé à de l’espace commercial. Le comité de démolition doit statuer sur la demande mardi, en fin de journée. L’échéancier des travaux n’est pas connu pour l’instant.

M. Aubé précise que le projet immobilier de Cominar dont les détails ne sont pas encore connus devra éventuellement être analysé par le CCU. À un jet de pierre de là, le Groupe Kevlar poursuit la construction du Bloome, un complexe résidentiel de deux immeubles de dix étages comprenant 380 logements. La Ville de Gatineau poursuit pour sa part la réfection du boulevard Saint-Joseph, un projet qui devrait à terme atteindre 160 millions de dollars.

Looks like a super mid-rise with no public space (comparing to Agora in Plateau)

I can see this dragging on for a long time with tons of modifications. Personally, id like to see a dedicated path open 24/7 from Boul Saint Joseph to the Rapibus stop.

I'm not really anywhere near the point where I'll sell my house and move into a condo, but for fun I'm already looking at areas where I could possibly go. One of the impediments to moving to this area of St-Joseph is that it's a bit of a hike to get to the Rapibus. Areas around La Gappe and Les Promenades are a lot better in this respect.

BTW if you read through the documents it says that subsequent phases of the development will lead to the complete demolition of the Galeries de Hull shopping centre.

This one already destroys a bit of the North end, not sure why they felt the need to do that but why not

This one is not that big and kind of off to the side of the main space, I assume the public spaces and better connections will come in the subsequent phases.

Thankfully Canevas is a ton better at creating public spaces, tho a ruelle behind a mall is kind of odd.

Yeah, Gatineau has a lot of mid-rise block busters. Fairly decent designs though. I think developers are afraid of the referendum process.

The Galeries are in a great spot to avoid referendums, it's kind of isolated. We'll see when the request for 25 finishes going through the urbanism committee tho.
