128 W Cordova is the JJ Bean, which I believe it was previously announced was closing (for the same reasons). TD's address is on Hastings (105? 109?)

I see the reference to the 5,600 sq ft space being available in September but it's weird that this listing would reference TD as an anchor tenant if it was also the one closing. Also banks generally want to give clients a 6-month warning when a branch is closing so they can adjust - which means there would be signage on the branch advising of the closure. Assuming no one has seen any?

Perhaps an office space in the podium is coming available? Maybe the dental office or restaurant facing Cordova are closing?

EDIT: Looked closer and, if you scroll down a bit, it appears something adjacent to the old JJ Bean space is going to be available as the listing makes reference to "divisible" and "contiguous" rentable space. So it seems that if a potential tenant were to wait for September they could potentially lease out a 5,600 sq ft space by knocking down a wall somewhere. But the 1,650 sq ft previously occupied by JJ is turn-key and can be occupied now.

But the floor plan and red highlighting of the TD space makes it pretty clear the bank is the one closing..

Someone is dumping the 5/6th floors upstairs with a sublease until May 30, 2025

https://www.cbre.ca/properties/office/de...treet-vancouver-british-columbia-v6b-0g9

One of the signs in the offices mentions Vanphone instructions for the phone so it might be some City of Vancouver space? Might be some planning department offices.

Yeah, you’re right. I didn’t see the floor plan pic. Strange if not previously announced by TD?

They just need to give four months notice so I guess they'll announce it May 1st. Rural areas requires six months.

I go to that one all the time.
Easier access than the Cambie & 7th one (free parking vs validated parking with minimum purchase).
Even though it's a smaller store, it's not too bad and has the same $1.49 day deals.

You'd think one of the 3 might be changed into a PriceSmart (Asian themed), but Mt. Pleasant isn't very Asian, and I doubt they would change the Cambie store since it's the biggest of the three (or maybe they would because it is the biggest and can fit a food court?).

Yeah it seems more likely than a Kingsgate redevelopment. I wonder how Nesters is doing.

I think HY Louie still owns Centrepoint? The 2022 update had Hathstauwk leasing signs which is their holding company. The housing on the back of the lot is all rental?

I guess we'll get some towers since it's one of the "Large and Unique Sites" in the Broadway Plan..

I suspect Oakridge will immediately be in the top 5 once it re-opens. Would be interesting to see where West Edmonton Mall falls on this list.

That Cambie store will never change concepts. I worked for their headquarters, and stores are tiered A-D in terms of sales, that one is very close to being an A store.

And that list is just the properties they are currently leasing.

It would be so sad if Centrepoint Mall couldn't get tall rental towers due to them shading Main St.

On the radio yesterday I heard the host estimated that they are losing about $4+ million a day based on their annual sales numbers.

Williams Sonoma is closing, their space is up for lease. I wonder if they will look at opening in Oakridge.

If they placed the towers further back from Main it probably wouldn't even impact it much. I guess the elementary school might be an issue with shading but they just seem to have a giant parking lot for their outdoor space.

The Anthropologie store across the street vacated some time ago and there is already a tenant earmarked for the space. Renovations are happening to that empty space now.

I wonder if Williams Sonoma will relocate to the former Anthropologie location.

They shut down one location in Toronto. I wonder if it makes any sense to both with 3-4 stores in Canada. The parent company seems to be doing well.

Last time they announced they were closing they had a huge liquidation sale over the course of a week (25-75% off everything in the store) only to announce at the eleventh hour that they were remaining open! I got a set of espresso cups for cheap that day.
