Kinda tough to alter how development economics work unless we want to have our government subsidize a lot more.

The El Mirador was a unique little asset, yes. But I would argue that the majority of the public didn't think much of it other then being a small older apartment building just off Jasper Avenue. It did not have the 'presence' or 'notoriety' that other older buildings had such as the Tegler Building, etc. The impact of its loss was relatively minor in the grand scheme of things. And this is from someone who spent 10-years repositioning maaaany heritage buildings in this City.

Or priorities it seems.

The majority of the public travel to see heritage and unique cities because of the lack of care or attention to their own.

Cities built hundreds to thousands of years before Edmonton! That's why, because it's legitimately a different period of human history.

Some buildings were never meant to last. And if they are built that way, it becomes exceedingly difficult to keep them around.

You are picking the wrong building as an example. You choose, for what are obviously personal reasons something with zero historical significance, not built in any matter to last centuries (let alone one), constructed to be disposable at conception, maintained by its owner's and users in the same vein until destruction.

It's a valid point to make and still quite interesting that Edmonton lacks powers still to offset demolition. Is this due to the Province not giving us expanded city charter abilities. Didn't I hear that was coming back recently?

But if the rules are in place, there is really nothing anyone can do. On the flip side, "character" preservation does significant harm to communities. Whyte Ave is a prime example.

What’s happening?

Casia Developments is applying to rezone five adjacent properties on 124 Street and 105 Avenue.

These properties are currently occupied by commercial and residential buildings, with the earliest construction dating back to 1948.

Good to see some high density res creeping west along the future VLW. The area south of 106 Ave to the river valley between 121 and Groat Ravine is sure seeing lots of action (for Edmonton).

It's only a massing placeholder; I would agree that 2-3 storeys make sense and probably heights in the 18-23 range.

Perhaps or perhaps it is simply providing housing to people (a good thing), but being largely ignored by investment $$$ (blessing and curse). What does that say about Edmonton, its overall desirability and its ability to attract capital?

I mean if being ignored by investment means not fully diving into an out of control luxury condo development boom slated to turn into a lot of short term rentals or overpriced investment properties that mostly enrich folks that already own multiple properties in an enviroment that treats housing primarily as an investment commodity fully divorced from the basic human need and a source of economic stability, I'll take it.

I genuinely believe that the longer Edmonton manages to avoid the disengenuous resortification that is taking over much of the country, the better.

Cities are ultimately places for people to live and have access to what they want/need and am grateful to still live in place where it's not only the richest among us that may have some disposable time and income to participate in leisure, culture, and society.

And no - not trying to say everything is perfect in Edmonton and there is no need for improvement. But I actually think that healthy growth as a relatively affordable city rather than being a prime target for distant "investment" is a better path in evolution towards the city it can be.

Now that Valley Line Southeast is finally complete, it seems like projects waiting on it are starting to move along again.

One thing I had not noticed before is the proposed changes for Mill Woods Mainstreet, the mall north of 28 Ave. As far as I know there's no redevelopment proposal for that area yet -- anyone knows otherwise?
