It seems absolutely ridiculous to tear down any portion of a perfectly good structure to make way for more condo buildings when there are so many empty lots downtown.

There are a ton use cases for space vacated by the Bay. I mentioned previously that it would have been an ideal location for Loblaws, as it is more central. Not to mention the LRT line stops right in front now, making it much more convenient for people along the valley line to shop for their groceries.

The space is also ideal for technical schools, which would fit well with Edmonton's goal of becoming a major hub for IT startups, etc. The space could also be turned into some form of entertainment complex, which would also compliment the theatre.

There is likely a hundred more possibilities to re-develop the space.

Do you really want all that hidden away in a Soviet-era concrete bunker surrounded by at-grade parkades? Or do you want all that in a mixed-use residential/hotel tower with a killer podium and underground parking?

You're suggesting that architects are not capable of re-developing building exteriors? Short sighted views like that are in of the reasons downtowns are in decline. Different building styles are what make downtowns interesting. furthermore, Take a look at the podiums of most new condo developments throughout the downtown area. Most are empty.

Also consider the environmental impact of tearing down such a huge structure.

Gotta agree with YEG-U here.

It's what made me so furious about losing El Mira/Pat-anne for The Parks instead of building on one of the dozens of gravel lots.

Edmonton MUST work to create complete blocks (as well as streets) to improve the urban experience.

How the BOM was torn down in this real estate market is absurd.

Except The Parks is going on major street and is replacing a building that has had no love and care forever and was one of many eyesores in the city. No issues there.

I do agree with you on BOM, 1000%.

I don't think we'd be too happy if the City did a land swap downtown with parkland (to forego park space) to preserve a 100-year old stucco apartment that needed millions in renos.

The market is so buoyant in Edmonton that it can absorb these costs and associated complexities?

Trying to rehab a wood frame structure in a state of neglect is where money goes to die. Sometimes, after someone treats something so poorly for so long, you just can't save it, all the nice memories in the world can't unbreak it.

That didn't address a single thing I said and to paint losing a neglected, low rise, woodframe building of moderate architectural value and no historical significance on prime Downtown land as an Edmonton only problem, well that is not accurate.
The more accurate statement for Edmonton is likely; How the heck was such a structure in such a location still around in the 2020s, damn we need to get some significant redevelopment moving in the core!"
