I am not much of a NIMBY supporter, but in this case, I agree with them. This is a more "rural" area and those who bought property here more than likely expected it to stay that way. Had this backfilling involved regular townhouses or duplexes, I think it would work for all. But to be surrounded by 6-floor buildings (particularly the house in the upper left corner), I would be all kinds of NIMBY.

When you buy property in the downtown core, you have to accept radical redevelopment change, but when you buy this far from it, there is a reasonable expectation that it will remain, at the very least, light residential.

My view is that, unless you are a house that backs onto the property, you should have no say. There is only one area of this development that I can see some validity to complaining and it’s the small section of land that will have houses in three sides of it, McLaughlin-Xavier-Ashworth. The rest of it is ideal land for this development. People need to understand when you buy a house that backs onto a large plot of land, that there is a probability that it will be developed at some point in the future. Seriously a “blow to their holidays”, increases in crimes and lower property values. They are acting as if people that rent are somehow beneath them. This is something I’m passionate about because I see that argument time and time again.

Yeah, the argument of lower property values and crime is unjustified. If anything, the surrounding area property value is likely to go up. As far as crime, having a wooded area like that would be more desirable to crime (homeless encampments come to mind). I agree, the McLaughlin-facing properties that'll be surrounded by the 6-floor buildings are the ones that have the biggest case of concern due to privacy.

A couple of renders have popped up of the Greenfoot Energy Systems headquarters building on Chief Noah Augustine Drive, adjacent to the TCH, currently under construction .

The Greenfoot build is coming along very quickly. The structural steel for the warehouse component of the project has been up for several weeks. The concrete office component of the build is now up to the third floor. This entire build is going to have a huge impact in terms of the evolving streetscape along the south side of the TCH for through traffic passing by.

Heat pumps. They now have a presence in six provinces and aim for full nationwide expansion. This will be their world headquarters. I hear the attached four storey office building will be quite luxurious.

Yes, the building is on Chief Noah Augustine Boulevard, backing on the TCH.

They are doing the majority of the work for the government programs installing heatpumps for lower income homes. The waitlist as of October was at 16,000 so business is definitely booming for them.

City council approved this development last night with some changes to the site plan, and with some conditions.

Ill be honest, once an apartment is over 4 floors and much taller than a house I really dont grasp the difference between 5 floors instead of 6 other than from some ideological standpoint that 6 floors is an urban skyscraper to them or something.

Is 1 floor lower really going to make some substantial difference in sun coming onto their deck or something?

Generally agreed, although if you are sunbathing on your patio, there would potentially be more eyes watching you from an eight storey tower than a four storey building. Should this make a difference to you? I don't think so, but, such things are subjective.

I doubt the neighbours here were significantly mollified by the slight changes the developer made. I'm happy this is moving forward.

We definitely need more housing in the area, so I think this is ultimately good, but as someone who drives through this part of McLaughlin daily I can't help but (somewhat selfishly) fear the traffic repercussions, particularly with the new schools, further developments on Granite, and the inevitable inclusion of more new traffic lights. Any possibility of widening the road to match Elmwood, or is there just not enough space?

I am 100% certain you will see a new interchange at McLaughlin and the TCH within five years. It will be interesting to see what sort of a change this will have on traffic patterns in the area.

It would significantly decompress the congestion on Elmwood, but, I would imagine traffic will increase on McLaughlin.

There is a rumour floating about that the Petro Canada on Shediac Road just beyond the TCH overpass has been sold to Irving and that they intend to turn this property into a Big Stop. According to this rumour, Irving has also purchased substantial land in behind the gas station, close to the Kent Distribution Centre for the expansion.

Has anyone heard anything about this?

This could be true. This land is ideally situated between the Caledonia Industrial Park and the Harrisville Logistics Park. The Moncton East Business Park is also just down the road, so, lots of big rig traffic. I could see Irving being interested.

If they could get an access road directly through to this property from the Caledonia Industrial Park, this would be ideal. I doubt their immediate backdoor neighbour (the Kent Distribution Centre) would object. The only thing they would have to negotiate would be a crossing across the CNR mainline.
