Remarkable to see that the mall footprint is so similar to the previous mall given that the entire thing was demolished. I guess either it still is the most space-efficient layout or The Terraces and Crate & Barrel dictated much of the diagonal layout carried-over from the previous incarnation.

Originally development was going to be phased far more than it is now. The decision to demolish the entire mall came later, but initially plans showed the mall being redeveloped in phases, with some of the retail continuing to operate. As recently as 2020 it was expected that The Bay would continue to operate while the mall was being rebuilt. Covid changed that decision in 2021.

Thank you and yes, I do recall hearing about a phased-in approach during a Realtor event at the presentation centre when it was located in the former Zellers a few years back and at the time the mall was planned to be mostly two-levels throughout.

Kinda cool that the legacy of the original footprint remains.

Another old planning design for Oakridge Park. Mish mash of building/facades.

It's too bad that a single "all at once" option wasn't considered initially.
If that was the case, I expect that there would have been more permeability (open air walkways (like Brentwood's mews)) across the site from the Canada Line station and the main arterial roads, instead the as-built forms clustering along Cambie and West 41st Ave. with their massive streetwalls.

Does anyone know if the North Galleria will remain open after shopping hours to allow people to walk across the site from the Canada Line Station? The Time Out Market may remain open late, so that may answer the question.

If it wasn't obvious 3101 will be Hudson’s Bay.
1505 on the P1 level will be Safeway

Provision of a statutory right-of-way to the satisfaction of the General Manager of Engineering Services and Director of Legal Services for that provides for public access through the site in order to access the Oakridge Canada Line Station.

Note to Applicant: Public access through the site will include passageways at
the roof level and mall level. The final SRW area will respect the private mall
corridors as well as hours in keeping with Canada Line operating hours. These are to be provided in coordination with public amenity and public plaza spaces right of way arrangements.

I think whatever right of ways they associate with public parks etc are probably in the plans as well?

(These are old from 2014 but I assume there's something similar included with the newer rezonings)

Thanks.
The pathways through the rooftop park would probably stay open the longest, but I wonder if the park will close at 10pm?
For reference:
What are Time Out Market Montréal’s opening hours?
Monday to Wednesday: 11.30am-8pm (bar closes at 10pm)
Thursday to Saturday: 11.30am-9pm (bar closes at 12am)
Sunday: 11.30am-6pm (bar closes at 7pm)

Nothing wrong with climate control - Brentwood's concourses get rained out pretty often and foot traffic all but vanishes.

From a 2021 report

Quote:
Pedestrian circulation at grade into the site aligns with existing lanes and local pedestrian traffic patterns. A galleria will provide after-hours public access through the mall. This will create direct pedestrian links to the High Street and the surrounding community from the Canada Line station. The galleria will connect to other mall access points to form the main circulation loop for the ground floor of the mall. Access points to the park above provide multiple circulation options including elevator access. Site entrances at the five plazas are extended towards the project centre creating exterior retail streets that transition into the mall interior. Locations within the mall provide vertical access to the park and connect to the meandering paths through the Park. Secondary residential lobbies connect to the park pathway system to provide residents with direct access to the park, 1-km Running Loop and community gardens.

It's more a question of whether there would be 24/7 access or not.

Pretty sure the central concourse stays open even after hours. Could be wrong though.

Park board conditions for the park.

Quote:
A.1.25 [Repeat PDP Condition A.1.33] design development to ensure public access to, from and through
the park during and after mall hours by providing and/or ensuring the following:
i. a minimum of six points of entry that are fully accessible to access the park from the
street and or mall. This includes publicly accessible access points which are open during
non-mall hours with at least two accessible elevator access points open 24 hours with
one being the entrance from the transit plaza;
ii. access points are highly visible and inviting;
iii. connectivity of access points to the park and maximum visual access and transparency
from street level and in the park; [New] and
iv. operating hours must be consistent with park hours, and accessible access shall be
provided for users to get down from the upper park level to the street at all hours.
Note to Applicant: This includes elevators which must be located in highly visible locations in
close proximity to stair access points to ensure the relationship is intuitive with a strong visual
connection.

I can't wait to walk and explore this development once it opens, it's very substantial. The crane massive crane cluster was a sign of how vast this project is, but now that so many buildings have taken shape, it's even more impressive (scope-wise, not sure about quality or usability yet, but the scope is massive)

Same. Even having that mall back would be great, it was really the only mall in the entire city of Vancouver that was nice to just wander around in on a rainy day that's outside of having to go into downtown (Kingsgate honestly doesn't count as one).

Yes and clearly too good to redevelop. Can't say the same for Oakridge, Pacific Centre (old Sears), all the Burnaby malls.
