Forty600 brings canal-oriented development to Central Phoenix

Was approved by City Countil. Hopefully this one moves fast...

Was able to get some info. Not much in terms of renderings since it was a preliminary site plan. Again, this is for the NWC of 5th St and Lincoln. The Pearce is another 7-story apartment building (5 residential on top of 2 parking garage) coming to the Warehouse District. From what I can tell, ground retail all around the entire block. TransWestern is the developer.

So now that intersection will be having 2 7-story apartment buildings to the North of Lincoln and on the other side will be the new Mercury training facility and Suns HQ campus.

... what? Transwestern is real and has a track record. The two phase project at 3rd and Portland was theirs.

Interesting little 42-unit project of "missing middle" -type housing at 14th St./Highland, replacing what was for many years a trailer park.

Mainstreet Capital wants to add multifamily to Camelback office campus

New apartments could also support existing and new retail, restaurant and other commercial uses and employers that are within walking distance of the site, documents added.

The new apartments will feature a mid-century modern inspired design and be developed just east of the Embassy Suites hotel and Biltmore Fashion Park at Camelback Road and 26th Street.

One story duplexes should be prime candidates for being torn down, not built anew. What a crummy project.

Dye and Ansel then paid $17.3 million in cash for the 2.57-acre parcel where Ansel had been operating a parking lot, Schaller said.

"It was a situation where they teamed up and approached Art Pearce for a 1031 exchange," said Schaller, who negotiated the $17.3 million sale for the acreage near the northwest corner of Seventh and Lincoln streets.

A 1031 exchange allows a property owner to avoid taxes on a property sale, provided they reinvest the proceeds into a replacement property.

Public records on file with the city of Phoenix show a preliminary plan review to develop Pearce Apartments at 520 S. 5th St., Phoenix. But now that the property is owned by Dye and Ansel, it will continue to operate as a parking lot, Schaller said.

"They'll let everything else grow up around it," he said
.

I think that's the quickest I've ever seen a project announced and killed.

Wouldn't be surprised to see a very similar design pop up again.

Yeah good luck seeing that anytime soon I guess. This project was going to be a major catalyst for this type of growth down that way.

New fencing has been put up around the historic houses, however Fairfield Residential still doesn't even list this project as 'Coming Soon' on their website. I wonder what the status of this is.

I remember a poster providing an update that one of the proposed developers had backed out of this project. Now it appears that the owner wants to demolish them.

“It’s a form of engineering that in and of itself is very aesthetically appealing. But, they’re very rare because it’s a very labor intensive form of construction," Ruter said.

Milum is now appealing to the city’s Historic Preservation Commission for the total demolition of the buildings. The commission is holding a public meeting on Monday evening and the appeal is on the agenda.

Separate from Milum’s appeal, city officials are considering rezoning one building of the complex at a different hearing in February.

The preservation office embarrassing itself once again. They're like beavers: it doesn't matter if the river is dry they're going to look for wood and build a dam. These boring buildings take up quality real estate and serve no cultural purpose.

There's not enough information here to know what's going on. I have a hunch the two separate demolition permits are consistent with the site plan but could also include everything but I have no idea what's in them. I don't know who Helen Ruter is or whether her take is relevant to the case. Moreover, "total demolition" doesn't mean flatten the site to the ground because it's relevant to I think one building on one parcel, the Milum site is many parcels.

The buildings that the site plan aims to preserve are fine examples of their form, what they're trying to demolish is essentially forgettable. I would really hope HPO isn't having a fit about that.

Does anyone even know why HPO has standing on the Milum case? I didn't think they intervened on privately-owned, non-HP-zoned sites?

Yeah, but in my opinion, if you're going demolish them and replace them with boring ass basic 7 story tall apartment buildings that are already all over Phoenix, I'd want to think again. They should build bigger and better if they're going demolish stuff of historical value. Make it worthwhile. Can we get some architectural significance yet?

Exactly. There's got to be some sort of cost-benefit analysis in terms of what we lose vs. what we gain.
