Offices make sense as they mention it's a struggle to fill up the one they are finishing up in the Block. The project also has been removed from everywhere already.

Perhaps UBCO should buy their site.

I had a feeling a lot of the proposals wouldn't come to fruition thanks to higher interest rates (Severe housing shortage and yet the bank of canada really F-d us here with these stupid rate increases)

Just consider ourselves lucky that Waterfront by the park and the UBCO tower are happening. after those projects are done I could see Kelowna entering another highrise pause much like what happened after 2008 or so. It took a solid decade for highrise projects to pick up again.

Anyway I'm in town and figured i'd post some photos I took yesterday

Firstly, looking east from Bernard near the sails, we can see a rapidly growing skyline here, looks very urban and "big city"

A few pics of the waterfront by the park development, it is rising quite quickly now

from the marina looking towards the highrise clusters of downtown

and finally, a skyline view from the north end

The uBCO tower is still a large hole in the ground and I didnt get any pictures. But the UBCO tower and the waterfront by the park projects will have a HUGE impact on the city skyline

Overall I am very impressed with Kelowna, it's growing into it's own as a proper city

Yes, the Water St by the Park and UBCO are the greatest projects moving forward, another big one is the Ledge on Lakeshore by WestCorp, rental development with 1000-1100 units. It is not super tall and not downtown, but huge add to the rental pull, much needed. Already renting some townhomes as we speak

A lot of projects finishing up in 2026, so the city will look different, and a lot of time to fix interest rate problems, so maybe other projects will come forward

The Vintage at Waterscapes 4 towers, One Varsity, 346 Lawrence, Prospera towers... are all hanging in the air now.

I wish One Varsity would go on hold forever. It is such a hideous building and will make the area look cheap.

Real estate trends tend to go on a 7 year boom 7 year bust cycle. Kelowna's previous boom started in 2015 and should've ended in 2022 but COVID must've extended things for a bit as we saw more migration into the region. Expect fewer starts. Hopefully we don't see 9+% unemployment in the region again. I don't know what the stats are now but last bust cycle, somewhere between 5 and 10% of the households had at least one person working in Alberta. Even on the low end of the scale, that's a lot of people.
