why cant we aspire for something more? like Times Square in NYC. we used to be a neon sign capital. we can be again. Times Square in the early 1990s was worse than Granville St today. if they can do it, we can do it.

I guess the Royal Bank podium is getting demolished as well?
The RWC webpage says project value is only $1.4 million.

Yeah I noticed that too but I assumed that was only their portion of the project?

Royal Centre, one of our managed properties, celebrated its 50th anniversary on May 1st with tenants and retailers.

People took the opportunity to stop by and share stories of the role Royal Centre played in their history. Others stopped by to learn about the history of Royal Centre and take a stroll down memory lane.

WPM looks forward to guiding Royal Centre into the next 50 years and beyond. Look for a big announcement coming soon.

I wonder if the King Taps location pictured in older renderings still pans out.

Never knew nail-laminated timber was a thing.

1290 Hornby (889 Drake) goes to the Development Permit Board next week. It's still shown as a condo building for now, but Wall Financial Corporation, who are the developers, also built 498 Drake as a strata building, but then retained it as a rental building.

It means that once it goes ahead the City Centre Urgent Primary Care Centre, and Seymour Health, will need to find a new home.

I assume the new UPCC in Yaletown is the perceived replacement considering the current number/placement of other clinics around Metro Vancouver?

Vancouver Coastal Health is in a legal fight with Seymour Health which ran the Hornby and North Shore UPCCs.

A number of years ago, Royal Center was marketed for sale and one of the selling points was replacing the bank building with an office tower. With office the way it is for at least the foreseeable future, I wonder if they might be considering a hotel for that part of the site.

But you assume if Royal Bank is still committed they would have dibs on the corner. And it's tight with the towers next door so tower separation would be an issue if you wanted to build taller.

Doesn't seem to be a FSR issue

Quote:
The total density for all permitted uses in ‘Area A’ must not exceed a
floor space ratio (FSR) of 11.0. There are no additional limitations based on specific uses. According to the applicant, the new total FSR on this site will be 9.5 or 820,399 ft2 .

Just noticed in a Daily Hive article it's a phased project so the new entrance/retail/restaurant pavilion is first. Actually Royal Centre's site confirms the construction and it will take until Q4 2025. Kings Tap has just been replaced by a generic Lounge signage.

https://www.avisonyoung.ca/properties/1055-w-georgia-street

This document has the phasing:

Yes, you're correct, the Yaletown clinic will replace 1290 Hornby. Presumably VCH will also need another clinic nearer the West End once St Paul's closes, but they have a few years to sort that out.

I wonder how much pressure CBC will be under to dump their Vancouver studios with upcoming job cuts/budget pressure. I guess if there might be a land claims process for a crown corporation?

The eastern wing of downtown is really evolving. New rental, hotels and maintaining the heritage. Exciting times.

Thanks Mcminsen - I'm glad you're still out and about. It looks like there are two more full floors to go and then the smaller upper floors. They'll have to move to get the school finished by mid 2024, which was the original intention.
