Not that I am aware. Like you, I heard the HQ building itself will be 4 storeys.

Greenfoot is now a nationwide company, so they may need an HQ building of reasonable stature.

Article in the T&T today confirms a building permit has been issued for this project. It mentions a four storey office building and warehouse space with a total value of $11.3M.

This is not a small project.

The old gas station on McLaughlin Drive is completely gone and the ground is completely level. The construction fence put up for demolition and digging up the old tanks is gone and the land is now vacant of any heavy equipment.

The house at 167 McLaughlin Drive was raised a couple of days ago and is ready to transport to a different location to make way for a new development at that location.

I was reading a post in Junction Urban Village thread that shared a Colliers posting. Was checking other listings and one was for a future pad at 300 Elmwood to be available Fall 2024. When looking at the floor plan it shows Mary Browns at one end of the four CRUs within this building.

Maybe someone already posted this and I missed it. But if not, here it is:

This is from Mayor Dawn Arnold's update of the city council meeting this evening. There is a request for rezoning for this development:

This proposal is for the east side of McLaughlin Drive, just to the south of the TCH, and would be eminently visible to passing traffic on the highway.

Looks like 3 six storey apartment buildings, 1 four storey building and a series of townhomes. several hundred new housing units at least.

I imagine there will be more details in the package for the December PAC meeting.

Just looking at the building layout on this site plan, I think they are planning ahead for on/off ramps from McLaughlin to the TCH.

In the site overview above, you can vaguely make out the TCH in the background, and, you can see that they have left room on the SE corner of th existing highway overpass to allow placement of an on-ramp.

Further information regarding the ATMJ development off of McLaughlin Drive:

Quote:
The application by ATMJ Properties is for a planned community on McLaughlin Drive, south of the Trans-Canada Highway. The rezonings will accommodate the development of several buildings that will include townhouses (24 units), low rise (56 units), and high-rise (432 units) for a total of 512 units. The development is in the area near the École Claudette-Bradshaw and Mascaret schools, the Sunset Village Retirement Home and the Halls Creek Village Subdivision. The proposed development is expected to be complete by 2033, carried out over six phases. A public hearing for the proposal was set for Jan. 15.
At standard housing densities, 512 units probably equates to about 1400 new residents for the city.

It apparently will be 9-10 years before this development is fully built out.

On the subject of new developments on that side of town, whatever happened to the 2 on Elmwood- I thought they were approved but yet neither did anything.

If you are referring to the two housing developments north of Granite Drive requiring a revision to the municipal service boundary, I believe Eastgate will start in 2024. I’m not sure about the other subdivision across the street.

From Colliers East website:

https://www.collierscanada.com/en-ca/pro...-moncton-new-brunswick-canada/can2004989

Over 12,000 sq ft of space, with a kitchen. Sounds like a fantastic building for a daycare, and, would be a wonderful asset for the workers in the industrial park

Structural steel is now going up for the new Greenfoot Energy Systems world HQ on Chief Noah Augustine Drive, adjacent to the TCH. This will be a four storey building and will be highly visible to passing traffic on the highway.

The foundations are being pouring now for the new apartment building adjacent to Emanuel Baptist Church. It looks very similar to the one that finished last year.

The church has also done some renovations with the proceeds of selling the portion of their property where the building was built. They have a new entrance facing MacLaughin Road and gone is the ugly green color the church used to be. Welcome improvements for sure.

Moncton punts major subdivision decision, sees plans for 18-storey tower downtown
Quote:
The largest was from ATMJ Properties Ltd., which wants to rezone vacant land near McLaughlin and the Trans-Canada Highway to build townhomes and apartment buildings ranging from 1½ to six floors.

The proposal drew opposition from residents, who urged council not to allow the buildings in their backyards. Residents said hundreds signed a petition against the plans.

Several spoke at the meeting, and written submissions from others were read by city staff during the public hearing lasting almost three hours.

Their concerns touched on fears of loss of privacy, increased traffic, noise, lower property values and crime. Several were alarmed that construction is expected to last up to nine years.

"So for all these years, the residents in this community will be subjected to noise, air pollution, increased traffic due to heavy equipment, road closures, detours," Donna McGuire told council.

I watched a bit of this on the live telecast last evening. The resident petitions lasted at least three hours, and the whole exercise became exhausting. I think the goal was to beat the city councilors into submission.

This at least partially worked. Council agreed to delay approval of the development to see if any compromise to allay residents concerns can be worked out. It sounds like the developer may be willing to decrease building height. The whole issue will be revisited in February.

In any event, this project is now in deep, deep, trouble..............

I feel like acquiring one more house and aligning Ashworth's proposed extension to Kelly Road (while combining it with the garden home cul-de-sac's entrance, or having that come off Ashworth or Xavier instead of McLaughlin) would be wise, no matter what the scale of this ends up being.
