The hotel portion of the site (395 Slater) is going to the Committee of Adjustment on Nov.15 to seek a relief from minimum building separation distances between the 2 towers.

TLDR: they are asking for a minor variance on the separation from the existing 15m to 13.6M.

That's a great example of why this Minor Variance will be granted without any pushback. It is simply a technicality of the zoning By-Laws for that Somerset Ward.

The funny thing about the Great Wall of Rideau is that the area is supposed to be the most walkable part of town. The heart and soul of the city, the tourism area, the 'Theatre District'

This is actually going to be a big deal if the Minor Variance is granted and will set precedent for other projects. The High Rise Zoning Provisions recently approved takes away some much density potential.

Isn't it almost too late for that? They are practically pouring the foundation for the building. What happens if the variance is denied?

The minor variance will not be denied. Tower C has not even started besides a bit of excavation. No foundations have been poured for the 395 Slater Project.

1.6m is a non issue. Not sure what your post is implying.

Glass is now starting to wrap around the curve. With all the boxy rectangle towers around it, this one looks like it was teleported in from another city.

I guess some of the buildings going up in the GTA and Hamilton have motivated developers to finally come up with projects that are above and beyond the typical lot line-to-lot line Charcwhite boxes...

This one is a Toronto developer. Maybe they just aren't yet familiar enough with the market to know they could have build junk and most people would be fine with it.

Sure, you can walk there, but it's not an inviting human scale place, it's fat squat lot line to lot walls of concrete with few setbacks. It's a dark and unwelcoming canyon full of lumbering semi trucks and drug addicts. To me it's the least 'walkable' place in the city.
