Who do we blame for the design failure of gluing a 3-storey theme-park facade onto a 4-storey el-cheapo box? Surely the city didn't prevent the architect from doing something like this instead:

Lvl3 facing 1st Avenue I think is an external corridor that the awning extends over.

It wouldn't have killed them to put dormers then, given the lack of windows on the top floor anyway. The lost floor area from the sloped roof can be cancelled out by the area gained by the dormers, or simply lifting the roof slightly (since it won't be setting the window sill height)



Or they could simply ditch the half-hearted attempt at a pitch roof design and went with a simple glass awning

Functionally you'd be losing a lot of residential floor area due to a decrease in ceiling height unfortunately.

The 4th storey is required to be a partial (60%) storey under current zoning for the townhouse build form. Technically no specific setback is required.
A four storey apartment is allowed with a full 4th storey.

It's nice to see some actual development along Commercial Drive, but I wish it were a little heftier being so close to B/C Station.

136 East 8th: The building that caved in the Congee Noodle House parking lot seems to be complete. They were testing the fire alarms when I went by. Orange seems to be the trendy colour for trim this year.

An excavator is on-site to demolish the ex-7-11 building at the corner of Kingsway & 41st. The site is fenced off.

Really good looking building, this one. This area really needs something new to rejuvenate the current retail neighbourhood.

A crane grows in Shaughnessy. For some reason this looks more massive than when we first saw the models. Perhaps just because it is the largest building on that stretch of Granville.

I am certain that there are some in the neighbourhood who are referring to this as a "tower".

the site at 11th and Victoria is all cleared now, one of the houses is sitting on a big flatbread, it will be moved somewhere, anyone know?

Lots of building happening between Victoria and Nanaimo we need some photographers to venture down there!

If you need some help getting into the Halloween spirit, there are still some units available in the new Terraces at Oak Park.

I'm all for colour on buildings but this seems a bit...extreme?

At least it's not just lip service to adding colour (like a a stripe).
The crispness of the colour will fade over time.

Perhaps...I find the whole design quite disjointed. And what's with putting the mailboxes right on Oak Street off the sidewalk!? Might as well out a sign saying "Please steal my mail" on it!
