Big mismatch to me in styles
- especially since the 2nd floor new builds are staring into the roof of the older building.
At first it looked like the original house had sunk down.
Could they have lifted it a storey?

I wasn’t across the street so it may indeed look like that from that angle. I took the townhouse view from the side at the tip of the triangular lot.

Even if you took the picture from the worst angle possible that's not your fault. Ideally, a development would look attractive from almost any angle (except maybe the alley?).

Some more townhouse infill. Turners Dairy project at Ontario and 17th. This one puzzles me. I'm all for heritage preservation but the original building is pretty pedestrian. Does the developer get some kind of heritage retention bonus?

Yes, the base zoning is 0.75 FSR. The townhouse project is more than double that.

it also looks to be a 0 lot-line building as well, which i doubt would be allowed either.

Thanks. It’s nicely done, if pricey. It just seemed like a rather nondescript building to begin with.

Crane is up for Templeton on E 1st ave, taking up almost the entire block (less two lots) between Templeton and Oxford just west of Nanaimo.

Passive House built with four storeys facing the street and three storey townhouses along the lane. 60 units total.

that's 2.4 units/year. we are now THAT much closer to housing those 1 million immigrants we gained last year in Canada.

Indeed, there's no reason a building that size should take that long. I wonder how much it was slowed down by Covid vs approval process?

It wasn't a construction delay. In may '21 the existing single storey duplex was still standing with what looks like asbestos remediation happening. https://goo.gl/maps/W1WayNSz9D53hVwR7

i forgot to post this one near the cohousing site. 41st and Main NW corner. The lot sat vacant for a long time nice to see something finally going up though I don't recall if it is rental or strata?

It's rental. The 41st side of the building is a bit disappointing for being at a prominent arterial intersection.

That's great that 2886 Commercial Drive is finally up and running, having replaced a auto shop and extending the active commercial further south.

ACE on the corner I think started pre-sales at a bad time, and hopefully as things are picking back up late this year and into 2024 we can hopefully see that strip mall go. I've heard buyer interest for the old gas station site on the N-E corner too but not sure out the environmental there. We looked at a site that was dirt cheap in East Van but the environmental was bonkers expensive.

Also really excited about the new commercial units in The Grant along Nanaimo at Grant Street. The new building already occupied to the south of Grant is always lively when I drive by.

These are "choice of use" areas the two projects, so it's great to see at least here they went with expanding the "designated shopping area".

However what is really dumb (not suprising) is that on the west side of Nanaimo they are only allowed duplexes.
