It certainly had character and its own form of charm and I miss it too, but this is a better replacement than what was originally proposed.

Construction starts on Lewis Farms Facility and Park

Lewis Farms ground breaking

August 31, 2023

Construction has started on the Lewis Farms Facility and Park — a new facility and community hub where Edmontonians can move, learn and play.

This multi-purpose recreation centre will provide the area’s 75,000 residents with recreational, sport, leisure and outdoor park opportunities. It will be located on the southwest side of 92 Avenue and Rosenthal Way on the west side of Edmonton.

“As Edmonton continues growing to be a city of two million people, the Lewis Farms Facility and Park will be a community hub for Edmontonians,“ said Mayor Amarjeet Sohi. “This facility will serve these west-end communities’ recreational needs for years to come.”

Edmonton City Council has approved $310.6 million to fund construction. The facility is being designed to accommodate the following amenities:
Aquatics facility with a 50-metre pool
Twin arena
Multi-purpose and studio spaces
Fitness centre
Double gymnasium
Medium-sized Edmonton Public Library branch

A base-level district park will be included with supporting infrastructure that allows for development of additional park amenities in the future. A parks maintenance yard will be included in the district park.

“The design for this new facility aligns with The City Plan and focuses on community programming needs,” said Pascale Ladouceur, Branch Manager, Infrastructure Planning and Design. “The Lewis Farms Facility and Park Project will provide spaces and opportunities for the public, members and user groups that are similar to Edmonton's other four large recreation centres — Claireview, Commonwealth, The Meadows and Terwillegar.”

Construction of the Lewis Farms Facility and Park is anticipated to be completed in 2028.

Another 4% tax increase to fund this......this city just loves to spend spend spend. Meanwhile they are sending people to other communities outside of Edmonton because people can't afford to live in Edmonton or simply don't want to pay the roughly 22% tax increase over 4 years.. Just brilliant.

I don't believe the numbers support said claim. Edmonton continues to attract the bulk of the population growth and always will. You want high taxes, St. Albert welcomes you.

Edmonton is a bargain compared to other places across the country. Are you on a different planet?

Re-Quoted for Truth.

The only other municipalities with higher taxes are Grande Prairie and Wetaskiwin.

Apparently Wetaskiwin and GP's tax rate is around 1.2% of assessed value.
St. Albert is around 1.1% and Edmonton is 0.93.

Calgary is around .7%, one of the lowest in Canada.

For reference, Winnipeg is over 2.2%. :/

I like this one. Except, all it needed was one retail bay on the corner. There's demand for more streetfront retail in this hood.

I wish I had the kind of capital needed to start taking advantage of all the inner city corner lots available. They are not overly ideal for single family homes, as many people do not like the open exposure to 2 streets.

But they are perfect for projects like this. They will also be great once Edmonton finally approves all the zoning changes. They will be perfect for local neighbourhood coffee shops and other retail, with residential on top.

Anyone have some money t hey can lend me, so I can start buying up some of these lots? LOL

No, I'm from Earth just like you. There are many other communities just outside of Edmonton that simply don't tax their citizens like Edmonton has in the last 10 years. Our taxes in Edmonton have gone up 77% in the last 10 years. Sure it's still a bargain compared to other cities in Canada. (For now)
But the % the tax has gone up is staggering compared to the average wage increase. That's the Planet I live on.

Edmonton just like other bigger centers are attracting the bulk of new residence, yes.

But most people can't afford a new property unless they already in the home market. And who said I wanted (Higher) taxes? Not me. Beaumont and leduc are prime examples of high quality communities with about a 20% less tax hit on average. On the business side of things...there is a reason many of the businesses I have dealt with over the last 25 years are looking for new leases or new builds outside of the city of Edmonton limits. This is not hyperbole. The tax increases these business continue to pay is unsustainable. And this is coming from about 12 customers I deal with on a regular basis.

Proposed DC2 Zone

The first draft of a DC2 Zone is currently being written and will incorporate public input where possible. It will include regulations specifically created for the redevelopment of Lansdowne Centre, aiming to enhance the neighbourhood and provide an active and well-designed urban environment.

Regulations in the DC2 zone will ensure that the planned multi-unit residential buildings include details to help facilitate:

Mixed-use buildings anticipated to range between eight and twelve storeys.
Small-scale commercial buildings (two to three storeys).
Enhanced pedestrian accessibility and landscaping.
Community amenities and public art.
Active urban plazas and gathering spaces.
Surface level and underground parking.

^^ And the other problem is: I don't see my tax dollars at work efficiently. Basic city services are shite. So much of our municipal dollars are directed to councillor pet projects or to appease special interest groups who have loud voices/ influences at city hall.

example: I don't need my tax dollars to go to a cartoon meatball to tell me to go downtown.

Oh f******ck right off to the trough. If you're a business and you can make it work operating in a place that has 1/10th the population of the City that's fine. But there's power in numbers and last I checked there were over 1-million people living within the City. Nuff said.

Will eat hat if this is EVER built by Alldritt. I also wonder why they would propose this type of built form as it basically forces you to built it in a single phase. Sure, it's kinda cool but not particularly practical or feasible from a cost perspective. But like I've said many times before, prove me wrong Alldritt.

YA that's a highly unrealistic proposal. Is the UofA replacing the homes the demo'd south of Michener Park any time soon, like in the next 5-7 years?

That isn't the problem, it is that those basic city services are stretched much too thinly across such a wide area, namely all of the thousands of kilometres of roadways the COE needs to maintain, let alone the other municipal assets that need to be constructed and maintained (i.e. bus shelters, park spaces, fire halls, police stations, etc.).

A 'cartoon meatball' here and there is a drop in the bucket budget-wise compared to the overall costs of continuing to spread out. For instance, residential property taxes in Toronto, Vancouver and Montreal are lower than here because they physically cannot spread out anymore, so their road maintenance costs are much lower than us, for instance.

If you bring up the Calgary argument and how it sprawls, yet has lower taxes than here, they have a much higher commercial tax base due to their oil and gas HQs as well as being more of a 'uni city' then us due to their constant annexations. We don't have the juicey tax revenue that can be found in Refinery Row, Nisku, Acheson, Fort Saskatchewan, etc. even though we tried annexing portions of those all over the past 70 years.
